Position Overview:
The Licensed Mortgage Loan Partner excels at converting leads into confident, fully pre‑approved buyers. This role manages pre‑approvals, collects documentation, prepares disclosures, and coordinates closely with the Loan Officer and Processor to keep every file moving efficiently. The Licensed Mortgage Loan Partner takes ownership from initial lead through contract, ensuring a seamless, professional, and highly communicative experience for clients and referral partners.
Job Responsibilities:
- Manage and respond to incoming leads, ensuring timely follow‑up and smooth handoff into the loan process.
- Take complete and compliant loan applications, gathering all required borrower information.
- Run credit, pricing scenarios, and AUS findings, reviewing results to identify suitable loan options.
- Pre‑qualify clients and structure appropriate loan programs based on guidelines and borrower needs.
- Convert qualified leads into active buyers, guiding them through next steps in the process.
- Clearly explain the loan process to clients and referring agents, setting expectations and answering questions.
- Prepare and send pre‑qualification letters and documentation requests with accuracy and timeliness.
- Introduce credit‑improvement resources when appropriate to help clients move toward loan readiness.
- Collect and organize all borrower documentation (income, assets, identification, and supporting items) to ensure files are complete and ready for next steps.
- Maintain ongoing communication with pre‑approved buyers, including weekly check‑ins, follow‑up on outstanding items, and anticipating file needs prior to contract.
- Track and manage all leads and pipeline activity, monitoring file progress through closing and identifying next actions.
- Request and manage all loan disclosures, ensuring timely delivery and confirming all required documents are signed within 24 hours.
- Prepare and submit a complete, clean file to processing, resolving any loose ends before handoff.
- Prepare clients for upcoming steps, including homeowners’ insurance and other contract‑to‑close requirements.
- Lock loans and coordinate re‑disclosures with the internal team as needed.
- Serve as the primary point of contact for clients and referral partners, providing clear, timely updates throughout the loan process.
- Collaborate closely with the Loan Officer and Processor, including daily check‑ins and weekly pipeline meetings to keep all files moving forward.
- Ask for referrals through ongoing client engagement, leveraging positive relationships built during the loan process.
Qualifications and Skills:
- Active NMLS License.
- Experience running AUS, pricing, and structuring loans.
- Advanced knowledge of mortgage guidelines and loan programs.
- Highly organized with excellent follow-up and time management skills.
- Excellent communication and relationship-building skills.
- Skilled at managing multiple files in a dynamic environment.
- Skilled in working collaboratively while proactively seeking effective solutions to problems.
