Job Description
What does this role entail? The Maintenance Technician performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.
Essential Roles You Will Play:
- Completes assigned work orders generated from resident requests for service within 24 to 48 hours, as well as routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
- Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance shop by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
- Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
- May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
- Complies with RangeWater Residential’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
- Demonstrates customer services skills by treating residents and others with respect, interfacing face-to-face with residents and service team, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency. This includes the ability to work in a stressful environment and work peacefully with co-workers and residents.
- Assists in conducting routine and periodic property inspections in person to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.

Certify trade credentials before applying
EPA Section 608 certification for HVAC and EPA-recognized pool operator credentials carry real weight in property management hiring. Having these documented and current before you apply removes a common friction point when RangeWater evaluates international candidates for Repair Technician roles.
Target RangeWater's multifamily portfolio directly
RangeWater operates large-scale apartment communities, so frame your experience around preventive maintenance programs, work order systems like Yardi or MRI, and multi-unit turnover workflows. Generic construction experience reads differently than direct multifamily maintenance background to their hiring teams.
Ask about sponsorship intent early in interviews
Property management companies often separate HR decisions from immigration filing decisions. During the offer stage, confirm directly whether RangeWater will initiate an H-1B petition or LCA with DOL, and get clarity on timing before accepting, so you're not caught in a status gap.
Use Migrate Mate to filter RangeWater openings by visa type
RangeWater posts Repair Technician roles across multiple markets. Migrate Mate lets you filter specifically for RangeWater positions that have a visa sponsorship history, saving you from applying to locations where sponsorship is unlikely to be approved by the local property management team.
Prepare for USCIS specialty occupation documentation
H-1B approval for Repair Technician roles requires demonstrating that the position requires a specialized body of knowledge. Gather documentation showing complex systems work, HVAC diagnostics, or building automation experience that supports the specialty occupation argument your employer will make to USCIS.

Find Repair Technician at RangeWater Real Estate JobsFrequently Asked Questions
Does RangeWater Real Estate sponsor H-1B visas for Repair Technicians?
RangeWater Real Estate has sponsored H-1B visas for Repair Technician roles. H-1B sponsorship for this position typically requires demonstrating that the role qualifies as a specialty occupation under USCIS standards, which means your employer needs to document that the job demands specialized technical knowledge beyond general maintenance skills. Confirming sponsorship willingness during the offer stage is important before committing to an employment timeline.
How do I apply for Repair Technician jobs at RangeWater Real Estate?
You can find RangeWater Real Estate Repair Technician openings through Migrate Mate, which surfaces roles with a documented visa sponsorship history. When applying, tailor your resume to reflect multifamily residential maintenance experience, including familiarity with work order management platforms and trade certifications like EPA Section 608. Applications that clearly show relevant hands-on systems experience tend to progress faster through RangeWater's screening process.
Which visa types does RangeWater Real Estate use for Repair Technician roles?
RangeWater has sponsored H-1B, F-1 OPT, F-1 CPT, and TN visas for Repair Technician positions. F-1 OPT is often the entry point for recent graduates transitioning into full-time maintenance roles, while TN is available to Canadian and Mexican nationals in qualifying occupations. H-1B sponsorship is more involved but has been used for this role when the position meets specialty occupation requirements.
What qualifications does RangeWater Real Estate expect from Repair Technician candidates?
RangeWater typically looks for hands-on experience in residential or commercial property maintenance, including HVAC, plumbing, electrical, and appliance repair. EPA Section 608 certification for refrigerant handling is a strong advantage. Familiarity with multifamily operations and computerized maintenance management systems, such as Yardi, signals that you can integrate quickly into their property management workflows without an extended onboarding period.
How do I manage the visa filing timeline when pursuing a Repair Technician offer at RangeWater?
If you're on F-1 OPT, your 90-day unemployment limit means you need an active offer and filed work authorization before your gap exceeds that threshold. For H-1B sponsorship, USCIS cap-subject petitions are filed in April for an October 1 start, so offers made outside that window may require a gap plan. Aligning your job search timeline with these federal deadlines reduces the risk of a status lapse between offer and employment start.
