Job Description
What does this role entail? The Maintenance Technician performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.
Essential Roles You Will Play:
- Completes assigned work orders generated from resident requests for service within 24 to 48 hours, as well as routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
- Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance shop by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
- Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
- May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
- Complies with RangeWater Residential’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
- Demonstrates customer services skills by treating residents and others with respect, interfacing face-to-face with residents and service team, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency. This includes the ability to work in a stressful environment and work peacefully with co-workers and residents.
- Assists in conducting routine and periodic property inspections in person to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.

Get Access To All JobsTips for Finding Controls Technician Jobs at RangeWater Real Estate Jobs
Document Your Building Automation Certifications First
Gather certifications in systems like Honeywell, Siemens, or Johnson Controls BAS platforms before applying. RangeWater operates large multifamily portfolios, so OSHA safety training records and equipment-specific credentials will strengthen your petition's specialty occupation case.
Target RangeWater's Multifamily Portfolio Markets
RangeWater concentrates hiring in Sun Belt metros where its apartment communities are active. Cross-reference open Controls Technician postings by location and apply to markets with the highest property density, since those sites carry more urgent staffing needs and faster hiring cycles.
Search Verified Sponsoring Employers on Migrate Mate
Filter by Controls Technician roles in Construction and Real Estate on Migrate Mate to confirm RangeWater's current sponsored openings before applying. This saves you from chasing listings at companies without a documented sponsorship track record for this specific role.
Align Your Resume to Specialty Occupation Standards
USCIS requires Controls Technician roles to meet specialty occupation criteria, meaning your resume must clearly show a theoretical and practical application of engineering or technology. Frame your experience around system design, programming, and commissioning rather than general maintenance tasks.
Understand How TN Status Applies to This Role
Canadian and Mexican nationals can pursue TN status for Controls Technician positions if the role qualifies under an eligible USMCA occupation category such as engineer or computer systems analyst. Confirm the job description's framing with your employer before the offer letter is finalized.
Time Your OPT Application Around RangeWater's Hiring Cycle
If you're on F-1 OPT, file your EAD application with USCIS at least 90 days before your program end date. RangeWater's property maintenance hiring often accelerates in spring and summer, so positioning your OPT start date to align with that window improves your chances of a timely offer.

Find Controls Technician at RangeWater Real Estate JobsFrequently Asked Questions
Does RangeWater Real Estate sponsor H-1B visas for Controls Technicians?
RangeWater Real Estate has sponsored H-1B visas for Controls Technician roles. Because this position must qualify as a specialty occupation under USCIS standards, the job description typically needs to emphasize system design, controls programming, or engineering-level responsibilities rather than routine maintenance. Candidates with bachelor's degrees in electrical engineering, mechanical engineering, or building automation systems are best positioned for H-1B sponsorship in this role.
How do I apply for Controls Technician jobs at RangeWater Real Estate?
Applications go through RangeWater's careers page, where open Controls Technician positions are listed by region. Before applying, research which of their multifamily communities are in your target metro and tailor your resume to building automation and controls systems experience. You can also browse verified open roles at RangeWater on Migrate Mate to identify current sponsored positions before submitting directly.
Which visa types are commonly used for Controls Technician roles at RangeWater Real Estate?
RangeWater has sponsored H-1B visas for this role and also accepts candidates on F-1 OPT and F-1 CPT, making it accessible to recent graduates from U.S. engineering or technology programs. TN status is another pathway for Canadian and Mexican nationals if the Controls Technician role is structured to fall under a qualifying USMCA occupation. Each visa type has different employer filing obligations and timelines, so confirm the specific pathway early in the offer process.
What qualifications does RangeWater Real Estate expect for Controls Technician roles?
RangeWater's Controls Technician positions typically require demonstrated experience with building automation systems, HVAC controls, and energy management platforms. Familiarity with manufacturers like Honeywell, Siemens, or Automated Logic is frequently referenced in their postings. A degree in electrical engineering, mechanical engineering, or a related technical field strengthens both your candidacy and the specialty occupation basis needed for visa sponsorship. Hands-on commissioning and troubleshooting experience is weighted heavily given the on-site nature of multifamily property operations.
How long does the visa sponsorship process take for a Controls Technician role at RangeWater?
For H-1B sponsorship, the employer files a Labor Condition Application with the DOL first, which typically takes seven business days under standard processing. The H-1B petition is then filed with USCIS, with standard processing taking three to six months and premium processing available for a faster decision. F-1 OPT candidates should account for up to 90 days of USCIS processing for the EAD before their start date. Starting sponsorship conversations with RangeWater's HR team at the offer stage, not after signing, keeps the timeline manageable.
