Job Description
What does this role entail? The Maintenance Technician performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.
Essential Roles You Will Play:
- Completes assigned work orders generated from resident requests for service within 24 to 48 hours, as well as routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
- Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance shop by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
- Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
- May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
- Complies with RangeWater Residential’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
- Demonstrates customer services skills by treating residents and others with respect, interfacing face-to-face with residents and service team, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency. This includes the ability to work in a stressful environment and work peacefully with co-workers and residents.
- Assists in conducting routine and periodic property inspections in person to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
- Other duties as assigned.

Schedule: 40 hours in a regular work week.
Typical Site Hours of Operation (may vary by site):
- Monday – Friday: 9am – 6pm

Certify Your Trades Credentials Before Applying
Multifamily maintenance roles often require EPA 608 refrigerant handling certification and HVAC competency. Having these documented before you apply removes a common hiring hesitation and strengthens your case when RangeWater evaluates whether to initiate sponsorship paperwork.
Target RangeWater's Active Lease-Up Communities
RangeWater frequently staffs newly opened or recently acquired properties on tight timelines. Maintenance openings at these communities tend to move faster from interview to offer, which compresses the window between your job offer and sponsorship filing initiation.
Use Migrate Mate to Filter Verified Maintenance Openings
Not every Maintenance posting at a real estate company will lead to sponsorship. Use Migrate Mate to browse RangeWater roles filtered by visa type so you're only applying to positions where sponsorship has been confirmed as an option.
Clarify Your OPT or TN Status Early in Interviews
If you're on F-1 OPT or TN status, raise your authorization timeline in the first conversation with the hiring manager. RangeWater's property-level teams may not have handled sponsorship before, so surfacing it early prevents a last-minute surprise after an offer is extended.
Understand the H-1B Cap and Filing Window for Trades Roles
H-1B sponsorship for Maintenance roles is less common than in tech, partly because specialty occupation eligibility requires a degree-to-role match. Confirm with RangeWater's HR team that your specific role and educational background satisfy USCIS specialty occupation criteria before counting on H-1B sponsorship.
Request a Defined Sponsorship Timeline in Your Offer Letter
Before signing, ask RangeWater to specify when it will initiate the LCA filing with DOL and subsequent petition with USCIS. For H-1B transfers or cap-exempt situations, filing can begin immediately. Getting this in writing protects your authorization continuity during the transition.
Frequently Asked Questions
Does RangeWater Real Estate sponsor H-1B visas for Maintenances?
RangeWater Real Estate has sponsored H-1B visas, including for roles within its Maintenance function. H-1B eligibility for Maintenance positions depends on whether the specific role qualifies as a specialty occupation under USCIS guidelines, which generally requires a directly related bachelor's degree. Confirm the role's eligibility with RangeWater's HR or legal team before applying with H-1B sponsorship as your primary path.
How do I apply for Maintenance jobs at RangeWater Real Estate?
You can search for open Maintenance positions through RangeWater's careers portal or browse verified openings on Migrate Mate, which filters roles by visa sponsorship eligibility. When applying, include any relevant trade certifications such as EPA 608 or HVAC credentials prominently in your resume, as these directly affect hiring speed and sponsorship decisions at the property level.
Which visa types does RangeWater Real Estate commonly use for Maintenance roles?
RangeWater has sponsored F-1 OPT, F-1 CPT, TN, and H-1B visas for its workforce. For Maintenance roles specifically, F-1 OPT and TN status tend to be the most practical starting points because they can be initiated quickly without a cap lottery. H-1B is viable for roles that meet specialty occupation criteria, while CPT applies to candidates still enrolled in a qualifying academic program.
What qualifications does RangeWater Real Estate expect for Maintenance positions?
RangeWater typically looks for candidates with hands-on experience in multifamily or residential property maintenance, covering plumbing, electrical basics, HVAC, and general repairs. EPA 608 certification is frequently required or strongly preferred. For sponsored candidates, a relevant associate's or bachelor's degree strengthens both the hiring case and, where applicable, the specialty occupation argument for H-1B petitions.
How do I navigate the sponsorship timeline for a Maintenance role at RangeWater Real Estate?
Once you receive an offer, RangeWater must file a Labor Condition Application with the DOL before submitting any H-1B petition to USCIS. Standard H-1B processing takes several months, though premium processing is available for faster adjudication. If you're on OPT, your 60-day grace period means timing your start date carefully around your current authorization end date is critical to maintaining lawful status throughout the transition.
