Position Summary
The Default Title Curative Specialist is responsible for facilitating the clearance of title defects referred by clients in connection with default, foreclosure, REO, and related mortgage servicing matters. This role evaluates title searches, identifies defects, determines appropriate curative actions in accordance with investor guidelines, and collaborates with clients, vendors, creditors, title companies, and internal departments to ensure timely resolution while maintaining established service level standards.
DESCRIPTION
Essential Functions, Duties, and Responsibilities
Title Review & Evaluation
- Intake and evaluate title curative referrals for accuracy, completeness, and validity.
- Examine title searches for vesting, liens, encumbrances, legal descriptions, judgments, and other title defects.
- Review all available documentation to determine the most efficient and effective resolution strategy in accordance with investor and client guidelines.
Curative Resolution & Case Management
- Manage a variety of curative matters including, but not limited to:
- Filing title insurance claims.
- Coordinating and monitoring curative litigation.
- Preparing and facilitating execution and recording of corrective documents.
- Engaging creditors and lienholders to obtain lien releases and satisfactions.
- Monitor case progress and ensure timely follow-up with all parties involved.
- Maintain accurate documentation and status updates within internal systems.
Client & Vendor Coordination
- Communicate effectively with clients, vendors, title companies, attorneys, and internal departments.
- Ensure adherence to client service level agreements and performance standards.
- Submit invoices for services rendered in accordance with client requirements.
- Assist with additional default title matters and portfolio assignments, including potential support of Default Foreclosure Title files.
- Ability to effectively and accurately convey information to others.
- Performs related duties as assigned by management.
Qualifications and Education Requirements
- High School Diploma or equivalent required.
- 3–5+ years of title, curative, default mortgage servicing, or financial services experience preferred.
- 2+ years of Curative, REO, or Foreclosure experience preferred.
- Familiarity with BKFS LoanSphere FC/BK (LPS) platform preferred.
Skills, Abilities, and Knowledge
- Strong understanding of title searches, lien resolution, and curative processes.
- Excellent oral and written communication skills with ability to interact professionally with internal and external stakeholders.
- Strong attention to detail and organizational skills.
- Ability to work under pressure, meet deadlines, and maintain a positive and professional demeanor.
- Ability to work independently within established procedures and standard accepted practices.
- Problem-solving and analytical skills.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook), Windows operating systems, and internet-based applications.
- Strong computer and data entry proficiency.
Work Environment and Physical Requirements
- Working on-site at assigned office location.
- Regular and punctual attendance adhering to schedule established by leadership.
- Sedentary work in a stationary position at a cubicle for prolonged periods of time.
- Constant repetitive motions required for operating a computer, such as typing and managing phone calls.
- Constantly communicating effectively verbally in English, including accurately exchanging information with others following identification of correct procedures.
