Under the direction of the Property Supervisor and the Director of Property Management the Maintenance Technician will be responsible for efficiently performing all general apartment and facilities maintenance and preventative maintenance and troubleshooting within assigned property or other properties as assigned. This position will incorporate different trades including: electrical, plumbing, carpentry, mechanical, and painting. In collaboration with the Property Manager, the Maintenance Technician will prioritize, schedule and complete tenant service request for unit repairs, general maintenance and janitorial duties according to ACOF standards. The Maintenance Technician will to interface with the 3rd party vendors to preserve and maintain the building and provide a quality living environment for ACOF’s tenants and working to establish a positive, productive work relationship with the community.
Essential Duties
- Perform property maintenance and repairs as assigned by the Property Manager including, but not limited to, plastering, painting, plumbing (unclogging toilets and drains) carpentry, mechanical and electrical. (Requires pushing and pulling, reaching overhead and in front, crawling around or behind equipment, lifting of drywall panels, large containers of paint and/or plaster, lumber and tools).
- In conjunction with Property Manager, prioritize, schedule and complete tenant service requests for unit repairs, general maintenance, and janitorial duties according to A Community of Friends (ACOF) standards.
- Prepare properties for inspections by regulatory agencies.
- Coordinate and monitor progress of vendors or outside contractors.
- Inspect property daily and report any needed repairs to the Property Manager.
- Troubleshoot and diagnose equipment malfunctions. Repair equipment or cause the equipment to be repaired by a vendor or outside contractor, in accordance with policies and procedures.
- Inspect building equipment and provide preventative maintenance services in accordance with appropriate preventative maintenance guidelines. Prepare and maintain all appropriate equipment inspection and preventative maintenance logs, as required.
- Inspect building equipment per established specifications to ensure safe and reliable operation. Prepare and maintain all appropriate equipment inspection logs, as required.
- Maintain the maintenance equipment supplies (spare parts) inventory and order as needed.
- Complete all paperwork (i.e., preventative maintenance schedules, work orders, inventory reports, daily work log reports, etc.) on a daily basis or as required by Property Manager.
- Light janitorial duties.
- Other duties as assigned by the Property Manager or Property Supervisor.
POSITION REQUIREMENTS
Basic qualifications:
- High school diploma or GED Certificate or Trade School diploma/certificate or (6) years’ experience facility maintenance may be substituted.
- Three (3) years performing general maintenance (plastering, painting, basic plumbing such as unclogging toilets and drains, carpentry) experience.
- Three (3) years working in a multifamily housing building
- Ability to read write and speak English.
- Ability to lift 60/push 75 pounds
- Ability to climb ladder and step ladder
- Possession of a valid California driver’s license.
- Access to a personal vehicle to be used to conduct ACOF business.
- Ability to meet California minimum and ACOF insurance requirements.
- Communicate effectively in the workplace using interpersonal and computer skills.
- Must have own tools.
Preferred:
- Able to communicate effectively with people from diverse cultures and backgrounds.
- Two (2) years working in a special needs building
- Effectively manage and solve practical problems and effectively handle situations with limited instructions.
- Ability to demonstrate exceptional customer service skills and maintain positive and professional working relationships with internal and external clients.
