Qualifications and Detail about the Position
Broad Function
The Commercial Estimator is responsible for preparing accurate and competitive estimates for commercial and industrial projects. This position interprets plan sets, orthographic and isometric drawings, and detailed engineer specifications while applying industry standards and manufacturer datasheets to develop reliable take-offs and proposals.
Essential Functions
- Promote, demonstrate, and instill Brock’s Bsafe and Bbest culture in all aspects of the business
- Review and analyze drawings, orthographic/isometric plans, and specifications to determine project requirements.
- Perform detailed labor, material, and equipment take-offs, including preferred use of MIKE’s VTO6 system.
- Interpret product datasheets and detailed engineer specifications for scope accuracy.
- Apply knowledge of NIA Standards, IIAR Insulation Standards, and PIP Standards in the estimating process.
- Solicit and evaluate vendor/subcontractor pricing for materials and services.
- Prepare and present competitive cost estimates, budgets, and proposals.
- Collaborate with project managers, engineers, and operations during preconstruction and bid review.
- Maintain accurate estimating logs, bid schedules, and historical cost data.
- Consult with clients, vendors, and internal stakeholders to discuss and formulate estimates and resolve issues
- Interface with operations and other internal business groups to obtain support and commitment to the cost estimates
- Understand geographical impacts on material and labor costs arising from tight labor markets, local tax and insurance rates, prevailing wages and per diem, freight costs.
- Attend job walks and pre-bid meetings as required
- Identify RFIs and potential changes of scope based upon RFQ data provided by customers
- Identify possibilities for alternative specifications and installation processes and deliver as value added propositions where applicable
- Understand federal and local laws regarding prevailing wage and labor compensation to ensure accurate estimates
- Coordinate with Document Controls Specialist for updates to Bid Log
- Support a centralized cost estimating database and a formal process to support cost estimating to ensure historical data is utilized
- Coordinate with Project Controls and Operations to analyze completed projects to compare estimated costs to actual costs and determine the reason for any discrepancies.
- Provide improvement recommendations to cost estimating procedures to reduce future discrepancies between estimated and actual costs

Education & Experience
- College degree, preferred
- 3+ years of estimating experience in commercial or industrial construction.
- Strong knowledge in at least one of the following trades: Mechanical Insulation, Fireproofing, Coatings, or Scaffolding.
- Ability to interpret plan drawings, orthographic/isometric views, and engineering specifications.
- Knowledge of NIA, IIAR, and PIP industry standards.
- Skill in reviewing and applying material product datasheets to estimates.
