Choice Homes is seeking a dynamic, organized, and results-oriented Sales Manager to lead, mentor, and expand our real estate sales team. This role goes beyond basic administration or passive management; it requires a proactive leader who can drive production, ensure accountability, enhance sales skills, optimize lead conversion, and uphold the systems that enable our large real estate team to operate at peak performance.
As our Sales Manager, you will be pivotal in supporting the broader sales team's performance post-onboarding. Your focus will be on agent coaching, pipeline reviews, KPI accountability, Zillow performance, training, follow-up standards, and overall team productivity. We are looking for a strong leader who can balance encouragement with accountability, coach agents, inspect activities, identify performance gaps, and foster a culture of support, challenge, and growth.
Key Responsibilities
Production & Lead Conversion
Monitor and enhance lead response time across the team.
Enforce follow-up standards and standard operating procedures.
Coach agents on scripts, objection handling, buyer/seller conversations, and conversion techniques.
Review calls and CRM notes for established agents.
Ensure speed-to-lead and nurture plans are executed effectively.
Identify gaps in agent follow-up and coach towards improvement.
Assist agents in increasing appointments, signed clients, contracts, and closings.
Pipeline Management
Conduct bi-weekly or monthly one-on-one pipeline reviews with agents, depending on their production level.
Review active leads, pipeline volume, conversion percentages, and opportunities created.
Track appointment set, appointment met, signed client, and under-contract ratios.
Help agents identify the best opportunities in their pipeline.
Coach agents on necessary steps to advance clients forward.
Maintain clear visibility into team pipeline health.
Zillow & Lead Source Oversight
Manage team-wide Zillow accountability and performance.
Monitor agent activity on Zillow.
Review Zillow call performance and track conversion metrics to identify coaching opportunities.
Ensure agents adhere to required Zillow standards.
Enhance connection rates, conversion, and overall lead source performance.
Training & Skill Development
Lead or support weekly team training sessions.
Facilitate role-play and script practice for agents needing additional development.
Drill key sales conversations, including open house scripts, Zillow conversations, LPMAMA, objections, buyer consultations, and seller conversations.
Attend and oversee Listing Team training.
Follow up with agents who miss required training without advance notice.
Reinforce team standards, scripts, systems, and expectations.
Accountability & Performance Management
Hold agents accountable for dials, conversations, appointments, client touches, CRM usage, and follow-up standards.
Review team KPIs and update production scoreboards.
Coach underperforming agents with clarity and structure.
Document performance issues when necessary.
Place agents on improvement plans when appropriate.
Recommend next steps to leadership when agents do not meet standards.
Validate activities, not just outcomes.
CRM, Systems & Process Enforcement
Ensure agents properly use the CRM, follow-up templates, buyer presentation, listing presentation, and lead source guidelines.
Spot-check CRM notes, follow-up activity, and lead communication.
Protect the team playbook and ensure systems are consistently followed.
Identify where agents are skipping steps or creating process gaps.
Correct system issues promptly and professionally.
Team Culture & Leadership
Maintain a positive, productive, and accountable team culture.
Celebrate wins and recognize strong performance.
Address conflicts promptly and professionally.
Support agent retention through coaching, communication, and leadership.
Help agents stay focused, motivated, and aligned with team standards.
Communicate clearly with leadership on team performance, agent concerns, and production trends.
Onboarding Support & Handoff
Partner with the Onboarding Coach to ensure new agents are properly developed before joining the broader sales team.
Step in for onboarding escalations, quality control, or unusual issues when needed.
Receive formal handoffs from the Onboarding Coach after agents graduate onboarding or Performance Improvement Programs.
Review new agent strengths, weaknesses, CRM compliance, pipeline status, skill gaps, and coaching notes after handoff.
Continue coaching agents after they graduate from onboarding.
The Sales Manager does not handle daily onboarding, routine new agent questions, homework review, or beginner transaction handholding. These responsibilities belong to the Onboarding Coach.

A strong sales leader with experience in real estate, sales management, or team leadership.
Comfortable coaching agents through scripts, objections, follow-up, pipeline strategy, and conversion.
Highly organized and capable of managing multiple agents, priorities, and performance issues simultaneously.
Confident in holding people accountable while maintaining strong relationships.
Data-driven and comfortable reviewing KPIs, conversion rates, pipeline reports, and activity metrics.
Skilled at identifying performance gaps and creating clear coaching plans.
Comfortable listening to calls and providing direct feedback.
Positive, professional, and solutions-oriented.
A strong communicator who can lead meetings, trainings, and accountability conversations.
Comfortable working in a fast-paced, high-volume real estate environment.
Able to protect systems and standards without becoming negative or overly rigid.
Motivated by helping agents improve and contributing to the team’s success.
Requirements
Real estate license preferred/required, but strong unlicensed candidates may be considered.
Previous experience in real estate sales, sales management, team leadership, coaching, or high-level sales preferred.
Strong understanding of lead conversion, follow-up, pipeline management, and sales accountability.
Comfortable using CRMs, consulting on contract/compliance questions, lead platforms, spreadsheets, scoreboards, and communication tools.
Strong verbal and written communication skills.
Ability to lead trainings, role-play sessions, and one-on-one coaching conversations.
Ability to work Monday–Friday, 8:00 AM–5:00 PM.
Must be organized, accountable, coachable, and comfortable with direct feedback.
Must prioritize Sales Manager responsibilities over any personal sales activity.
Compensation
This position includes:
Base salary: $75,000
Production overrides:
1% of agent-generated production
3% of team-generated/open house production
Estimated total compensation opportunity is approximately $150k-$200k, based on team production.
