Supervisor Title: Facilities Maintenance Supervisor
DUTIES / RESPONSBILITIES:
Minimum Qualifications of Education and Experience:
- High school diploma or GED.
- Minimum of two (2) years in the building trades or building maintenance trade in tasks that include carpentry, plumbing, electrical repair, and/or heating/cooling system maintenance.
- Must possess a valid driver’s license and be able to drive in the State of Minnesota.
- Any satisfactory equivalent combination of education, training, and experience that demonstrates the knowledge, skills, and abilities to perform the duties of the job proficiently may be substituted for the above requirements.
Nature of Work:
Under the direct supervision of the Facilities Maintenance Supervisor and under the direction of the Senior Housing Maintenance Technician, performs a variety of skilled and moderately difficult technical building facilities, custodial, and ground work.

- Safely performs carpentry repairs, including gutter work, roofing, hanging doors, installing ceramic tile, installing countertops, and replacing and installing windows; installing cabinetry, and door hardware.
- Safely performs electrical work, including replacement of light switches, fixtures, electrical outlets, repairs electrical cords, switches, and plugs on equipment.
- Safely performs plumbing work, including unclogging drains, sinks, and toilets, installing and replacing piping, faucets, and garbage disposals.
- Conducts inspections and associated repairs of public housing units.
- Paints, spackles, and plasters extensively.
- Performs maintenance on and installs deadbolts, key cores, and locksets.
- Maintains, repairs, and replaces stoves and refrigerators.
- Operates power mowers and performs yard maintenance, including watering, spraying, and fertilizing lawns, shrubs, and trees.
- Plants and trims trees and shrubs.
- Operates large snow blowers and uses shovel for snow removal at scattered public housing sites.
- Operates buffing machine and other automatic cleaning equipment.
- Conducts regular cleaning within Orness Plaza and other public housing sites, as directed.
- Responsible for purchasing and ordering paint, fixtures, assorted building materials, and maintenance supplies.
- Moves furniture, loads and unloads freight.
- Works in an on-call capacity on a rotating schedule.
- Coordinates or safely performs the necessary repairs to all components of city buildings and public housing sites.
- Communicates or assists in communication with internal and external customers formally and informally through written correspondence, individual and group meetings, presentations, website updates, and telephone.
- Assists with support work for capital improvement projects.
- Perform unit turnover projects from start to finish including performing repairs and improvements directed by the Facilities Maintenance Supervisor. This work would include lining up contractors and suppliers to complete the required work not generally performed by housing facilities staff.
- Entering and closing out of work orders that come in on the maintenance hotline and other sources. This work would include monitoring of maintenance calls that come in and completing the work order tasks as needed.
- Manage snow removal activities as needed at Orness Plaza; this work would include giving tenants notice of parking lot clearing activities so vehicles can be removed from the lot, lining up towing company to remove cars from the lot that have not been moved, and coordinating the snow removal contractor to clean the lot.
- Coordinate with contractors to perform work that is not self-performed by maintenance staff (HVAC, plumbing, janitorial, pest control, grounds maintenance, elevator, etc.)
- Janitorial work as needed or directed.
- Collaborate and work with Housing Division of Community Development.
Other Work Functions:
- Performs physical and mental demands and work environment requirements for this position.
- Attendance during regularly scheduled work hours and outside regular hours as necessary.
- Effective and respectful communication and interactions with other employees, supervisors, individuals from other organizations, and community customers.
- Performs other related work as assigned or apparent.
Communicates With:
- Internally – All city employees, department building representatives
- Externally – Citizens, contractors, architects/engineers, building tenants for leases spaces (Department of Natural Resources, Historical Society), regulatory agency inspectors (Minnesota Department of Labor and Industry, elevator inspectors, boiler inspectors, HUD, etc.)

- Non-supervisory
hours may be required as necessary. Works in an on-call capacity on a rotating schedule.
