A Day in the life of an Affordable Housing Multi-Site Property Manager:
As the Affordable Housing Property Manager, you’ll perform on-site and centralized management, compliance, administrative and operational duties for the affordable housing projects managed by CAPBM. Your day will involve:
- Serves as the primary contact for residents, ensuring questions, complaints, and concerns are addressed promptly and professionally.
- Collects rents, arrearages, and other required payments; maintains accurate financial records in accordance with CAPBMCI fiscal procedures.
- Investigates, documents, and resolves resident complaints; coordinates solutions with maintenance staff, vendors, and the Housing Director as needed.
- Facilitates open communication with residents regarding housing policies, lease requirements, and service expectations.
- Oversees intake, certification, and recertification processes to support fair access and full occupancy.
- Complete lease signings and annual recertification for all properties.
- Coordinates property inspections, maintenance schedules, and vendor services to ensure safe, quality housing conditions.
- Provides residents with timely updates on property issues, scheduled repairs, and resolution timelines.
- Reviews and verifies vendor invoices, statements, and service provider billings; ensures accountability in operational expenditures.
- Prepares operational reports and summaries for the Housing Director, highlighting resident concerns and corrective actions taken.
- Promotes a resident-focused culture that emphasizes respect, responsiveness, and problem-solving.
- Traveling to multiple properties throughout Belknap-Merrimack County.
Your role will directly contribute to a positive participant experience.
Requirements:Qualifications to Be an Affordable Housing Multi-Site Property Manager:
Education:
- Associate’s degree in business, human services, or related field; or equivalent work experience.
- Prior housing, property management, or resident service experience preferred.
- Required to attend training relevant to HUD occupancy, compliance, and resident relations as directed.
Experience:
- Minimum of 2 years of Affordable Housing experience required.
Skills:
- Strong organizational, communication, and interpersonal skills. Proficiency in affordable housing software such as Onesite, Boston Post, or Yardi, is a plus.
Characteristics:
- Attention to detail, confidentiality, problem-solving skills, and a commitment to fostering a positive workplace.
Technical:
- Knowledge of HUD and FHEO rules and regulations regarding eligibility requirements for tenancy preferred.
