- Coordinate and supervise outside contractors and service vendors.
- Ensure facilities remain safe, clean, and fully operational.
- Prioritize maintenance work orders and departmental workload.
- Develop and monitor KPIs including preventative maintenance completion, equipment downtime, MTBF, MTTR, and maintenance costs.
- Recommend equipment upgrades and process improvements.
- Maintain maintenance inventory and critical spare parts.
- Ensure compliance with all company SOPs, OSHA requirements, and safety standards.
- Promote Lockout/Tagout (LOTO), PPE usage, and safe work practices.
- Support facility audits, inspections, and regulatory compliance activities.
- Serve as the primary responder for HVAC failures, electrical outages, water leaks, environmental alarms, and critical equipment failures.
- Participate in an on-call rotation and respond to after-hours emergencies as needed.
- Minimum 5 years managing commercial or industrial maintenance programs.
- Minimum 5 years of commercial HVAC and air conditioning experience.
