This role is classified as non-exempt. The role is union classified.
The hiring range is $25.49 up to $31.87/hour depending on skills and experience. Candidates must pass a skills assessment testing as part of the hiring process.
We are currently offering a $3,000 sign-on bonus to qualified candidates!
Summary of Job
The Maintenance Technician II is responsible for performing routine semi-skilled maintenance requiring some level of judgement to assist in the repair and maintenance of interiors and exteriors of residential units requiring experience in carpentry, plumbing, and other trades. This position is required to take a lead role in energy and water conservation efforts and may require training on specific equipment. The position performs ground maintenance as needed.
Essential Duties
- Prepares vacant units for occupancy by providing general routine maintenance duties to include but not limited to washing walls, floors, doors; cleaning appliances, which includes but is not limited to stove, range hood cover, refrigerator, and kitchen and bathroom fixtures. Washes windows, window screens, screen doors, furnace vent cover and bathroom fan cover. Strips and waxes, repairs/replaces vinyl tile floors, and cleans/shampoos carpets.
- Assists with scheduling and communicating with subcontractors, making sure the building and specific rooms are accessible to subcontractors.
- Performs low voltage repairs, replacement and preventative maintenance on all low voltage parts and equipment such as zone valves, sprinkler timers, solenoids, thermostats, and communication wires.
- Inspects, repairs and/or replaces switches, receptacles, GFCI outlets, outlet covers, breakers, ballasts, light fixtures, fuses, electrical panels in common areas and units for electrical hazards and makes repairs as needed.
- Performs preventative maintenance to building HVAC systems.
- Performs minor plumbing repairs to include unclogging sinks and disposals, changing faucets, and washers.
- Conducts physical inspections of all Energy Conservation Measures (e.g., aerators, shower heads, toilets, appliances, CFL lighting, etc.) to ensure optimal performance for energy efficiency per EPC requirements.
- Performs daily grounds inspections and maintenance as needed to include but not limited to removing trash, debris, etc.
- Seasonal landscaping maintenance - cuts, trims, edges and waters grassy areas during the growth season; removes snow from sidewalks and parking areas.
- Completes work orders assigned in a timely and professional manner in compliance to DHA and HUD regulations and standards. Keeps detailed tracking and recording of material needed and used as it relates to work orders.
- Refers resident requests, concerns and maintenance issues to the appropriate staff while providing excellent customer service to residents.
- Provides assistance to property managers when necessary.
- Assists with the unloading and placement of drop shipments of material at sites.
- Regularly adjusts, cleans, and repairs tools and equipment to ensure optimal performance. Safely stores tools and equipment when not in use to maintain organization and readiness.
- Actively assists fellow technical maintenance staff in carrying out assigned tasks, fostering a cooperative and efficient work environment.
- Ability to perform physical and mental aspects of the position with special accommodation when necessary. Other duties as assigned.
Minimum Qualifications
- High School diploma or equivalent
- A combination of appropriate education and experience may be substituted for the minimum education and experience requirements.
- Must have minimum one (1) year general residential maintenance experience or in related field.
- Must pass DHA administered skills assessment test.
- Valid Colorado driver license and an acceptable driving record.
Knowledge, Skills, & Abilities :
- Demonstrated ability to effectively work with a variety of small tools, power tools, and measuring devices, ensuring precision and efficiency in technical tasks.

- Exposure to hazards from electrical/mechanical/power equipment. Exposed to housekeeping/cleaning agents/chemicals.
- Subject to injury from moving parts of equipment.
- Exposure to the risk of blood borne diseases, and infection from disease-bearing specimens.
- Stress due to time constraints due to preparing vacancies. Frequent exposure to all weather conditions.
