Job Title: HVAC Specialist
Department: Development Services

JOB SUMMARY
The individual in this position will perform intermediate skilled work in the maintenance, repair and installation of refrigeration and air handling equipment in County facilities. This position will be responsible for troubleshooting, repairing, installing and maintaining refrigeration and air handling equipment; maintain records and files and preparing reports. Installs new air handling equipment and other refrigerated equipment. Troubleshoots, repairs and replaces heating and air conditioning equipment. Performs preventive maintenance on refrigeration and air handling equipment.
This employee is responsible for designing, maintaining and coordinating with additional staff a preventative maintenance schedule for equipment along with making suggestions and preparing budget estimates for replacements. This position is a direct report to the Facilities and Maintenance Director.
ESSENTIAL JOB FUNCTIONS:
The tasks listed below are those that represent the majority of the time spent working in this position. Management may assign additional tasks related to the type of work of the position as necessary.
- Adjusts and/or repairs to refrigeration, air handling, air compressors and pneumatic controls.
- Configures Terminal Equipment Controller.
- Analyzes and updates temperature output parameters.
- Replaces and/or repairs electrical controls, refrigeration compressor and evaporator coils.
- Checks, rewires and replaces electrical components such as conductors, starters, relays, switches, lights, etc.
- Maintains, repairs and/or rebuilds chilled water, water circulation pumps, pump valves, cooling towers and air handlers and coordinates these efforts with outside contractors.
- Installs, adjusts and rebuilds pneumatic and electric thermostats.
- Detects and repairs leaks in pipes and valves.
- Completes assigned work orders and necessary work order reports.
- Performs on call duties for evenings, holidays and weekends.
- Performs other general maintenance duties including but not limited to: mowing grass, landscaping, applying pesticides; carpentry, plumbing, electrical and mechanical installation and repair work; painting interiors and exteriors and repairing drywall. Performs other duties as assigned.
MINIMUM REQUIREMENTS TO PERFORM WORK:
- Requires Associate’s degree, vocational technical degree or specialized training that is equivalent to satisfactory completion of two years of college education with considerable experience in refrigeration, plumbing, heating and an emphasis in facilities maintenance, building construction, building trade(s) or a closely related field.
- Must be at least twenty-one years of age to drive a County vehicle. Valid state driver’s license. Must have no more than three (3) points showing on current DMV records in order to operate County vehicles.
KNOWLEDGE, SKILLS AND ABILITIES:
Thorough knowledge of the methods, tools, computer and equipment used in the electrical trades; Considerable knowledge of the design and operation of centrifugal and reciprocal compressors and of pneumatic control systems.
Considerable knowledge of the practices, methods, materials and equipment used in the operation, maintenance and repair of heating, air conditioning and refrigeration equipment. Considerable knowledge of the occupational hazards and applicable safety requirements associated with the work. Additional knowledge of the principles and techniques of related building, plumbing, carpentry and mechanical trades.
Knowledge of electricity sufficient to troubleshoot and repair complex electrical control circuits. Working knowledge of refrigeration theory. Skill in the use and care of equipment and tools. Ability to diagnose equipment malfunctions and prescribe/perform repair procedures. Ability to read and interpret schematic drawings, blueprints and related drawings. Ability to analyze building heating and air conditioning equipment and recommend modifications to achieve better operation or energy savings. Ability to understand and follow oral and written instructions. Ability to establish and maintain effective working relationships with co-workers, supervisors and the general public. Ability to exercise independent initiative.
General knowledge of facility maintenance and repair tasks; General knowledge of the use of common hand and specialized power tools required in the work; General knowledge of the safe use and operation and preventive maintenance of electrical and mechanical equipment required in the work; And skill in the use of equipment assigned to the position.
PHYSICAL DEMANDS:
Requires very heavy work that involves walking, climbing, crouching, lifting objects, or standing virtually all of the time and also involves exerting in excess of fifty (50) to one hundred (100) pounds of force on a recurring basis, or considerable skill, adeptness and speed in the use of fingers, hands or limbs in tasks involving close tolerances or limits of accuracy.
The job requires normal visual acuity and field of vision, hearing and speaking abilities, depth and texture perception, and color perception.
WORK ENVIRONMENT:
Essential functions are regularly performed with exposure to adverse environmental conditions including sleet, snow, and/or extreme hot or cold temperatures; and to light and heavy equipment and/or hazardous materials that could cause bodily harm to self or others.
