Maintenance Technician Position Summary
The Maintenance Technician is responsible for performing skilled and semi-skilled maintenance, repair, and preventive work to ensure that all buildings, equipment, and resident living areas within the community remain safe, functional, and well-maintained. This role supports day-to-day operations by responding promptly to work orders; troubleshooting and repairing plumbing, electrical, HVAC, carpentry, painting, appliance, and general building systems issues; and assisting with preventive maintenance programs for both residential and healthcare environments.
The Technician also plays an essential role in regulatory and life-safety readiness by helping maintain fire panels, generators, alarms, lighting, and mechanical systems; completing required documentation; and supporting routine inspections. This position participates in the rotating on-call schedule, responds to emergency maintenance needs, and assists with hurricane and severe weather preparation, including securing exterior areas and supporting post-event recovery.
Additionally, the Maintenance Technician helps maintain clean, organized workspaces, supports grounds upkeep and seasonal tasks, assists with event setup as needed, and interacts with residents, staff, and vendors courteously and professionally. This position requires strong problem-solving abilities, flexibility, and the capability to work independently while meeting quality and safety standards.
Maintenance Technician Qualifications and Requirements
- High School Diploma or Equivalent
- Minimum of two (2) years of hands-on experience in general maintenance or building repair.
- Ability to perform basic plumbing, electrical, HVAC, carpentry, painting, and general repair tasks.
- Ability to read and interpret maintenance instructions, safety rules, diagrams, and equipment manuals.
- Skilled in diagnosing and troubleshooting maintenance issues across multiple building systems.
- Ability to use work order management systems (such as WorxHub, TELS, or similar).
- Proficient in basic computer use, including email, documentation, and accessing online manuals or SDS sheets.
- Ability to use smartphones, tablets, or maintenance laptops to manage daily tasks and updates.
- Strong problem-solving skills and ability to follow written, verbal, and diagrammed instructions.
- Ability to communicate clearly and professionally with residents, staff, and vendors.
- Ability to maintain organized, safe, and clean work areas, tools, and equipment.
- Must be able to lift, carry, and move up to 50 pounds and perform physical tasks such as standing, walking, climbing, bending, and working in confined spaces.
- Ability to work indoors and outdoors in varying Florida weather conditions.
- Must be willing to participate in the rotating on-call schedule, including evenings, weekends, and holidays.
- Must be able to respond promptly to after-hours emergencies and report on-site as needed.
- Ability to adhere to OSHA standards, safety procedures, and community policies.
- Reliable, detail-oriented, and able to work independently with minimal supervision.
