Maintenance Technician
Maybelle Center is seeking an Environmental Services - Maintenance Technician to join the Environmental Services Team. The Maintenance Technician is responsible for ensuring the safe, efficient, and reliable operation of building systems and equipment. This role involves performing routine and preventative maintenance, addressing emergency repairs, and ensuring compliance with all applicable safety and building codes. The technician will collaborate with staff and residents to maintain a secure, comfortable, and well-maintained living or working environment. Strong problem-solving skills, technical expertise, and a customer-service mindset are essential for success in this position.

- Tuesday through Saturday, 9:00 am- 5:30 pm
Duties and Responsibilities:
General Maintenance:
- Track maintenance activities, documenting all work performed in maintenance log and any issues identified during inspections.
- Regularly monitor and review the maintenance log ensure timely response to service requests.
- Perform general building maintenance on all systems
- Respond promptly to maintenance requests from residents or staff, and perform repairs or upgrades as needed.
- As directed by Facility Manager, perform regular inspections of building systems and equipment to identify any needed repairs or upgrades.
- Maintain and repair emergency pull cords in the building and resident's rooms.
- Assist with moving furniture for office building, and resident's rooms.
- Vacuum and steam clean carpets in two multi-floor stairways
- Maintain area around building exterior and in interior courtyard, keeping it clean of all debris including cigarette butts, leaves and other miscellaneous.
- Steam clean carpets as needed to maintain cleanliness, appearance, and hygiene standards.
- Clean building light fixtures and vents monthly.
- Repair and maintain doors, locks, furniture, and appliances of office building and residents rooms.
- Perform minor electrical repairs, plumbing fixes, and lighting replacements.
Room Turns:
- Deep housecleaning of toilets, shower tubs, sinks and floors
- Patch and paint walls
- Replace toilets, plumbing fixtures as needed
- Install television mounts as needed
- Assess and repair door and cabinet locks and hardware as needed
- Assess and repair all electrical outlets, cable boxes and nurse call system boxes/pull cords as needed
Safety & Compliance:
- Ensure that all work is performed in accordance with health, safety, and environmental regulations.
- Daily check of hot water system
- Perform regular checks on fire safety equipment, including alarms, extinguishers, emergency exit routes, and eye wash stations ensuring all systems are functioning properly.
- Ensure all fire doors and exit lights are inspected monthly; and sign and date acknowledge of completion.
- Remove lint and debris from laundry rooms, and vacuum behind washers and dryers daily.
- Maintain records of maintenance, repairs, and inspections for regulatory compliance.
- Assist with spills and water leaks clean up.
Emergency Response:
- Respond to emergency maintenance requests, including water leaks, power outages, and heating/cooling issues.
- Work closely with the facility management team to prioritize emergency repairs and maintain continuous operation of the facility.
- Provide backup coverage for after-hours emergency calls if needed.
- Assist during inclement weather by clearing snow and salting sidewalks/walkways and courtyards to ensure safe access.
- Help with evacuation of resident's down stairs using evacuation powerchairs.
Communication & Teamwork:
- Communicate regularly with facility manager, upper management, and staff to ensure all maintenance needs are addressed and completed.
- Answer any maintenance-related radio calls.
- Interact professionally and courteously with residents, ensuring minimal disruption and providing clear updates on work progress.
- Provide excellent customer service by communicating clearly, addressing concerns professionally, and ensuring timely resolution of maintenance issues.
- Participate in daily huddle meetings to stay informed on priorities, share updates, and coordinate with the team.
Other Duties:
- Assist with contacting and coordinating outside contractors or vendors when necessary for leaks, broken appliances, and pest control.
- Cut physical keys
- Order building supplies from HD vendor.
- Perform other duties as assigned by the facility manager
Qualifications/ Requirements:
- High school diploma or GED (required).
- Minimum two years of experience in general maintenance, facilities maintenance, or a related field.
- Experience in building maintenance, HVAC, electrical, carpentry, plumbing and painting.
- Knowledge of mechanical systems and general handyperson skills.
- Ability to read blueprints, manuals, instructions, and work orders.
- Strong problem-solving skills and attention to detail.
- Good communication and interpersonal skills.
- Ability to work independently and as part of a team.
- Experience working in assisted living facility is preferred, but not required.

- Ability to operate a variety of equipment as needed for the property's upkeep.
- Manual dexterity and hand-eye coordination for operating tools, machinery, and performing repairs.
- Frequent standing, walking, bending, kneeling, climbing, and crouching throughout the shift.
- Ability to work in confined spaces.
- Ability to push, pull and lift 50 pounds, with occasional heavier lifting - as needed
