Job Description:
Position Summary
The Mechanical/HVAC department ensures the safe, reliable, energy-efficient, and code-compliant operation of all campus HVAC, hydronic, steam, and building automation systems. The position serves as a senior journeyman-level technician responsible for advanced diagnostics, complex repairs, system optimization, mentoring less experienced staff, and supporting critical campus infrastructure.
Core responsibilities include:
- Operation, maintenance, and repair of packaged equipment, chillers, boilers, pumps, and piping components.
- Performance of preventive maintenance on HVAC-related systems and equipment.
- Operation and monitoring of Building Automation Systems (BAS).
- Utilization of the work order system to coordinate, document, and track preventive and corrective maintenance activities.
Required Qualifications
Education
- High school diploma or equivalent.
- HVAC Journeyman's License or ability to obtain within twelve (12) months of employment.
- Universal Refrigerant Certification or ability to obtain within twelve (12) months of employment.
- Valid driver's license.
Experience
- Demonstrated work experience in commercial and residential HVAC systems construction.
- Demonstrated work experience with Johnson Controls, Siemens, or similar energy management control systems.
- Demonstrated journeyman-level experience performing advanced commercial HVAC diagnostics, controls integration, and complex mechanical system repairs.
Knowledge, Skills, and Abilities
- Operation and repair of mechanical and electro-mechanical components of diverse HVAC equipment.
- Mechanical aptitude and working knowledge of refrigeration and air conditioning systems.
- Knowledge of practices, methods, and materials commonly used in the repair and servicing of commercial HVAC equipment.
- Diagnostic and analytical skills related to troubleshooting, testing, diagnosing, and repairing HVAC equipment.
- Strong oral and written communication skills.
- Skill in the use and care of tools and equipment essential for the repair of HVAC, hydronic, and related equipment.
- Ability to interpret construction drawings and specifications.
- Ability to work effectively with supervisors, peers, and customers.
- Ability to safely and effectively work from heights, including ladders and scaffolding, and in confined spaces.

Education
- Completion of a technical trade school, apprenticeship, or Associate degree in HVAC, Mechanical Systems, or a related field.
Salary: Starting at $55,000.00
Conditions of Employment
- Incumbent will be required to participate in the Facilities Management on-call program.
- Position has been designated as essential to departmental operations during emergencies and requires reporting to work when VIMS is officially closed.
- Position is subject to overtime as operational needs require.
- Position is designated as safety sensitive.
- Valid driver's license required.
Duties and Responsibilities
HVAC, Boiler, Hot and Chilled Water Systems Operation, Maintenance and Repair — 40%
- Independently diagnose complex equipment malfunctions and make independent decisions regarding repairs.
- Recommend equipment repairs to the supervisor.
- Identify required repair components and provide parts lists and estimated costs.
- Develop daily work priorities with general guidance from the supervisor.
- Complete assigned repairs to master mechanic standards and in accordance with applicable codes.
- Perform alterations only after appropriate permitting has been approved.
- Assist with development of a comprehensive maintenance plan.
- Support refrigerant management, including inventory and record maintenance.
- Perform work leader responsibilities, when assigned.
HVAC, Boiler, Hot and Chilled Water Systems Preventive Maintenance — 40%
- Perform journeyman-level preventive maintenance activities.
- Submit service requests for repairs identified during preventive maintenance inspections.
- Perform scheduled preventive maintenance on HVAC equipment.
- Assist with development of a comprehensive preventive maintenance program.
- Complete preventive maintenance in accordance with the established maintenance program.
- Document preventive maintenance and corrective actions within the work order system.
Energy Management Control Systems — 10%
- Utilize Energy Management Control Systems (EMCS) to optimize building performance.
- Perform corrective actions for EMCS issues with minimal supervision.
- Assist with remote monitoring of EMCS systems as requested.
- Recommend improvements to system operation and capabilities.
- Lead optimization initiatives that reduce energy consumption, improve occupant comfort, and enhance equipment reliability.
Work Order Administration and Technical Support — 10%
- Utilize the work order system effectively for preventive and corrective maintenance activities.
- Complete work order documentation in a timely manner.
- Perform corrective actions with minimal call-backs and communicate follow-up needs to the supervisor.
- Coordinate contractors and support small capital projects.
- Maintain compliance documentation.
- Provide technical guidance to other trades.
- Perform other duties as assigned.
