Reports To: Director of Plant Operations
Status: 80 hours per two week pay period with rotating weekends and holidays
Shift: 8:00 am - 4:30 pm
Job Schedule: Full time
Weekly Hours: 40 hours with on-call rotating

Position Purpose:
Performs installation, repair, inspection, maintenance, and troubleshooting on all plumbing, HVAC, electrical and mechanical equipment in accordance with hospital standards and policies.

- Surveys buildings, completes daily logs and periodic quality checks, performs necessary installation, repair, and maintenance to assure standards and continuous operation of mechanical equipment and systems.
- Performs scheduled preventive maintenance on all systems (Life Safety Systems, HVAC, heating, refrigeration, electrical, plumbing).
- Inspects Life Safety Systems, HVAC, refrigeration, plumbing, drainage, mechanical and electrical systems on a designated schedule, identifies current or impending problems and makes necessary repairs and adjustments.
- Performs appropriate tests according to a schedule, such as but not limited to testing boiler water condition to maintain proper limits and prevent deposits, to determine operation capacity and integrity of equipment/systems.
- Operates building automation system computers and equipment to control pumps, fans, motors, dampers, and related equipment to supply proper indoor air temperature and volume. Assists with the setup of ventilation, refrigeration, and other systems.
- Maintains and repairs HVAC piping systems including chilled water, steam, and hot water piping systems. Includes condensates return pumps and traps and pressure reducing valves.
- Operates, maintains, repairs specialty systems such as medical gas systems, medical vacuum systems and distilled water systems.
- Troubleshoots plumbing failures and malfunctions to determine course of action necessary to correct the problem. Assures compliance with building codes and other regulations when selecting materials, installing, and repairing.
- Completes fire drills and complies with NFPA and state requirement that define inspection of fire and alarm systems, portable fire extinguishers, fire sprinkler and fire stand systems.
- Assists with snow removal from sidewalks and driveways using snow blower, skid loader and shovels. Spreads designated materials for pedestrian safety from falls.
- Performs the grounds keeping duties of mowing/trimming, watering, caring for plants, flowers, and shrubs, weeding flowers/landscape areas, rototilling, edge curbs and sidewalks, applying chemicals and leaf blowing. Picks up trash and debris from grounds, empties trash containers, and checks grounds for hazards.
- Assists with moving, loading and unloading supplies, materials, furniture, and equipment. Performs chauffeuring duties as required for people, supplies, and equipment as needed.
Other Job Duties:
- Demonstrates understanding that patients, physicians, visitors, and other hospital staff are customers, and consistently seeks to exceed customers’ expectations.
- Has reviewed and complies with general hospital and departmental policies and procedures and applicable laws and regulations including CMS/OIG corporate compliance regulations.
- Collaborates with co-workers, contractors, and staff to complete workload in a safe and efficient manner. Participates in hospital's quality, risk, and utilization plan.
- Promotes and maintains confidentiality of information regarding patients, families, health care personnel and the facility.
- Advises supervisor of supply needs and replenishes maintenance supplies in work area(s) as necessary.
Qualifications: (Minimum Education and Experience)
- High school graduate required.
- Vocational/specialized training in applicable mechanics, heating, blueprint reading, refrigeration, electrical and plumbing preferred.
- Ability to read and interpret safety rules, operating and maintenance instructions, and other manuals and documents.
Knowledge, Skills, and Abilities:
- Knowledge of plant operations and systems including heating, cooling, ventilation, electrical, medical gas, sanitation, and portable water required.
- Current valid South Dakota driver’s license.
Physical Aspects of the Job/Essential Physical Demands:
- Work is both indoors and outdoors in all areas on the campus with frequent exposure to loud noise, extreme temperature, dirt, dust, oil, grease, odors and fumes from oil and gas.
- Work involves standing, stooping, kneeling, climbing, and bending with much walking throughout the campus. Lifting is light (exerting/lifting up to 20 pounds occasionally, up to 10 pounds frequently, or a negligible amount constantly) to moderate (exerting/lifting up to 50 pounds occasionally, up to 20 pounds frequently and 10 pounds constantly) but may at times require heavy (exerting/lifting up to 100 pounds occasionally, up to 50 pounds frequently and 20 pounds constantly) lifting and carrying.
- Requires bending, squatting, crawling, reaching, and climbing ladders up to roof-top elevations.
