Position Details
Position: Field Property Maintenance Technician
Schedule:
- Monday-Friday, 8:00 AM-5:00 PM
- Rotating after-hours on-call schedule
- Overtime opportunities available
Pay:
- Competitive pay based on experience, certifications, and technical skill
- Paid bi-weekly
What You'll Do
As a Field Property Maintenance Technician, you'll perform maintenance and repair work across our residential portfolio while delivering exceptional service to our residents and property owners.
Responsibilities include:
- Diagnose and repair plumbing, electrical, HVAC, appliance, and general maintenance issues.
- Complete repairs involving fixtures, doors, locks, drywall, trim, flooring, windows, cabinets, and other building components.
- Install and replace appliances, plumbing fixtures, light fixtures, smoke detectors, CO detectors, and other property equipment.
- Troubleshoot heating, cooling, electrical, and water system issues.
- Identify when specialized vendors are required and communicate recommendations to the Maintenance Coordinator.
- Complete work orders accurately in our maintenance software while onsite, including detailed notes, labor, materials, and photos.
- Communicate any additional repairs or follow-up work needed.
- Assist in determining normal wear and tear versus tenant-caused damage.
- Maintain company vehicle, tools, and inventory.
- Deliver professional, courteous customer service while treating residents, vendors, and coworkers with respect.
- Help control maintenance costs by completing quality repairs efficiently and correctly the first time.
Qualifications
We're looking for someone who has:
- At least 2 years of experience as a Maintenance Technician, Apartment Maintenance Technician, Field Service Technician, Handyman, or similar repair position.
- Strong diagnostic and troubleshooting skills.
- Experience with:
- Plumbing repairs
- Electrical troubleshooting
- Basic HVAC diagnostics
- Appliance repair
- General carpentry and home maintenance
- Ability to work independently while managing multiple work orders.
- Excellent communication and customer service skills.
- Strong work ethic, reliability, and positive attitude.
- Good organizational and time management skills.
Apartment maintenance or residential property management experience is strongly preferred.
Requirements
- Valid driver's license with an acceptable driving record.
- Ability to pass a background check.
- Must provide basic hand tools.
- Ability to lift up to 75 pounds and safely bend, kneel, climb ladders, and work in various weather conditions.
- Comfortable using smartphones and mobile applications to document work orders.
- Ability to communicate professionally with residents, vendors, and team members.
