ROLE AND RESPONSIBILITIES
In order to lead our residential property team, we are looking for someone who can be responsible for ensuring consistency in building operators across our residential portfolio. This position leads and coaches our growing team of property managers and assistant managers and keeps them accountable by measuring and monitoring key operating metrics. Here Are The Specifics
Operational Leadership:
- Manage day-to-day workflow, delegate responsibilities effectively, and ensure team productivity aligns with business priorities.
- Oversee the execution of our existing processes for the residential property management team.
- Participate in the revision of property policy and process documents.
- Review timecards and reimbursements for accuracy before turning over to payroll administrator.
- Coordinate PTO requests and assign coverage as needed.
- Set ongoing management goals using the company’s established goal setting process.
- Track, monitor, and provide coaching support for all renewal activity performed by Property Managers (PMs), including renewal pricing approvals.
- Work alongside maintenance supervisor to identify process improvements and coordinate communications between maintenance and property management teams as needed.
- Effectively execute and direct operations workflow through our property management system(s), inclusive of troubleshooting software challenges.
- Oversee PMs/Assistant PMs in the design, bidding, and implementation of all capital projects.
- Approve large purchases within budget guidelines and communication requests for unexpected expenses.
- Regularly inspect properties to ensure upkeep and curb appeal requirements are being met.
- Assist with preparation of insurance claims.
Team Leadership:
- Interview, train, coach, motivate, and hold PMs accountable for their performance.
- Set clear goals and expectations, holding team members accountable while fostering a culture of growth and recognition.
- Conduct performance reviews, which includes disciplinary action by adhering to established procedures when necessary.
- Communicate openly and consistently with team members and cross-functional partners to ensure alignment and collaboration.
- Promote a positive work environment and proactively address performance issues or team conflicts.
- Uphold the company core values and consistently follow all company guidelines and policies.
Financial Oversight:
- Maintain confidentiality of sensitive company records and financial information.
- Oversee rent collection, delinquency reduction, and write offs for the region.
- Assist with preparation of monthly financial reports and annual operating budgets.
- Maximize Net Operating Income across the portfolio.
- Manage department or project budgets, ensuring expenses align with approved financial plans.
- Approve expenses that exceed property manager threshold and proactively communicate requests for unexpected expenses.

Work Environment
This opportunity is based at our headquarters located at 340 Victory Lane in Lincoln, NE
- Prolonged periods sitting at a desk and working on a computer.
- Must be able to lift up to 25 pounds at times.
- Ability to travel frequently to various locations within assigned region.
- Regular use of standard office equipment such as computers, phones, printers, and filing cabinets.
- Work is performed in a professional office environment with minimal exposure to noise or hazards.
BASIC QUALIFICATIONS
- 3 years of regional property management experience, with a strong emphasis on operations.
- 3+ years of supervisory experience, preferably within a property management environment.
- Bachelor’s degree in finance, Real Estate, or related field preferred.
- Prior experience in multifamily apartment industry is required.
- Industry credentials such as ARM, CAM, or RAM are highly preferred.
- Proficiency in property management software such as Yardi, AppFolio, or Real Page.
- Valid driver's license.
