A Brief Overview
The Real Estate & Facilities Manager will be a project manager, ensuring execution of day to day real estate portfolio and facilities operations across TriNet locations, ensuring safe, reliable, and cost effective workplaces that align with our workforce needs. The role partners closely with People, Finance, IT, Security, Workplace Services and site leaders to plan, coordinate, and direct projects to ensure overall project success. The role requires extreme attention to detail to coordinate all real estate portfolio actions, keep leases and services on track, maintain vendor and landlord relationships, and deliver projects on time and on budget. This role is also responsible for maintaining data, reporting, playbooks, and KPIs. Ideal candidate will have knowledge of construction management, real estate lease negotiations, location identifications, and strong project management skills. Our Atlanta office is growing rapidly with phased construction over the next two years, hosting a majority of our U.S. based colleagues.
What you will do
- Oversee day to day real estate and facilities operations across all company locations.
- Manage the lease administration SharePoint (critical dates, options, expirations) and ensure documents and records are accurate and current; prepare summaries and comparisons for review.
- Lead projects in partnership with internal stakeholders to review, negotiate, and execute leases, acquisition agreements, amendments, renewals, and terminations.
- Responsible for knowing, creating, and drafting SOWs for vendors to bid for any construction projects.
- Support all real estate and facilities transaction activities with data gathering, broker coordination, RFPs, and diligence packages; draft first pass analyses and coordinate approvals.
- Track space utilization and headcount plans; keep floor plans, stacking diagrams, and seat assignments updated in the chosen tools.
- Ensure all facilities are fully operational, safe, and aligned with business needs including overseeing day-to-day facility services, meeting SLAs and compliance requirements: log, triage, and resolve service tickets. Identify and recommend maintenance, mechanical, electrical, and facility design improvements.
- Coordinate any and all projects, including but not limited to moves, openings, consolidations, and decommissions with clear communication to impacted teams, vendors, and landlords; manage punch lists to closure.
- Plan and run all renovations and workplace refreshes (schedule, budget tracking, vendor coordination, communication, and site logistics); escalate risks and drive change control.
- Assist with RFPs, SOWs, and renewals; validate invoices and track savings and quality metrics.
- Manage purchase orders, invoices, accruals, and monthly variance explanations for facilities OPEX and small CAPEX; maintain trackers and produce routine dashboards.
- Execute sustainability initiatives (energy, waste, space efficiency) and support safety/regulatory compliance checks; coordinate drills and readiness tasks tied to business continuity plans.
- Maintain playbooks, standard operating procedures, and KPIs; ensure consistent use of technology platforms for lease admin, portfolio analytics, and service delivery.
- Support global portfolio activities and coordinate with the Hyderabad GCC in partnership with the Director (e.g., data collection, vendor updates, and service monitoring).
- Performs other duties as assigned.

Education Qualifications
Bachelor's Degree or equivalent experience required.
Experience Qualifications
Typically 8+ years corporate real estate and/or facilities across multi-site environments required.

Licenses and Certifications
Certified Facility Manager (CFM) preferred.
International Facilities Management Association preferred.
Travel Requirements
Regular travel required when necessary to support current projects and overall portfolio management.

LOCATION
The preferred location for this role is Atlanta, GA, and the salary range for this location is $89,600.00 to $168,000.00. All qualified external applicants will be considered for an in-office role, based in Atlanta. All qualified internal candidates are encouraged to apply and consider relocation to Atlanta and may be considered for remote hire at the company’s discretion. The candidate’s final salary offer will be based on the candidate’s skills, education, work location and experience.
A candidate’s compensation may also include bonuses consistent with TriNet’s corporate bonus plan.
