Cost segregation reclassifies assets to maximize personal property and optimize depreciation deductions. This results in substantial cash flow benefits. When acquiring, renovating or building real estate, most taxpayers tend to overstate the amount of 39-year real property. Responsibilities
- Prepare detailed schedules & reports summarizing and supporting the results of our depreciation analysis.
- Write clear, technical project narratives summarizing findings and qualifying research activities.
- Conduct on-site client visits to notate and document the nature and usage of all depreciable property.
- Utilize cost estimating using programs such as RSMeans & Marshall Valuation Service when actual costs are not available.
- Review and analyze all available construction cost documentation for a respective project.
- Examine any available construction blueprint/drawings to identify and properly classify all depreciable assets.
- Effectively communicate with clients and CPAs to understand their needs, goals, and timelines, ensuring we meet (and exceed) all expectations and deadlines.
- Collaborate with internal teams to ensure accurate, compliant, and high-quality study outputs.
- Maintain organized project documentation and adhere to project deadlines.
- Assist with research on regulatory guidance, tax rules, and relevant industry trends.
