Garman Builders is looking for a seasoned Land Acquisition Manager to help drive our long-term growth by sourcing and advancing strategically aligned land opportunities.
This is a highly relationship-driven role for someone who knows how to build trust in the market, identify opportunities before competitors do and help bring the right deals to the table. The Land Acquisition Manager will lead opportunities from initial sourcing through contract execution and internal underwriting kickoff, working closely with Leadership, Finance, Operations, Construction, Sales, Legal, and Land Development.
We are looking for someone with a strong existing relationship across land and development community - including landowners, developers, brokers, municipal contacts, attorneys, and engineers - and a proven ability to source land deals.
In this role, you will:
- -Source, evaluate, and advance land opportunities aligned with Garman Builders’ growth strategy and building order
- -Build and maintain strategic relationships that create a consistent pipeline of acquisition opportunities
- -Prepare and negotiate Letters of Intent and support the development of Agreements of Sale
- -Serve as the primary point of contact for sellers from initial engagement through settlement
- -Coordinate the internal underwriting kickoff and ensure key information is organized for review
- -Collaborate with Land Development on zoning, entitlement risk, municipal dynamics, and project feasibility
- -Maintain clear pipeline tracking, due diligence documentation, and communication across stakeholders
- -The ideal candidate brings strong land valuation knowledge, an understanding of development economics, familiarity with zoning and entitlement complexity, and the ability to operate confidently in conversations where not every answer is known yet.
This person should have strong emotional intelligence, executive presence, and the ability to represent Garman Builders well with both internal and external partners. We’re looking for someone who is proactive, organized, creative, detail-oriented, and comfortable building momentum in the early stages of a deal.
Qualifications include:
5+ years of experience in land acquisition, real estate development, or related residential markets; 8+ years highly preferred
Demonstrated experience sourcing and negotiating land transactions
Knowledge of Letters of Intent, Agreements of Sale, zoning, municipal processes, and real estate contract structures
Strong financial acumen with the ability to evaluate land value, market feasibility, and deal potential
Proven ability to build strategic relationships and communicate effectively with landowners, brokers, municipalities, and internal leadership
