JOB SUMMARY:
The Director Land Development provides strategic and operational leadership for the planning, design, and execution of large-scale master-planned communities and development projects across the Division. This role is responsible for overseeing all aspects of land development, from entitlement and engineering through construction and turnover, while ensuring alignment with business objectives, budgetary targets, and regulatory compliance. This role leads a high-performing team, drives cross-functional collaboration, and serves as one of the points of contact for the Division with municipalities, utility providers, and development partners.
PRIMARY RESPONSIBILITIES
- Lead the strategic planning and execution of land development activities across multiple master-planned communities and large-scale projects, ensuring alignment with Division growth and operational goals.
- Oversee all phases of land development, including entitlement, engineering, permitting, horizontal construction, and amenities ensuring projects are delivered on time, within budget, and to quality standards.
- Direct and mentor a team of development managers, engineers, and field staff, fostering a culture of accountability, innovation, and continuous improvement.
- Establish and manage development budgets, schedules, and forecasting models, ensuring financial discipline and proactive risk mitigation across all projects.
- Serve as the primary liaison with regulatory agencies, municipalities, and utility providers, advocating for project approvals, resolving permitting issues, and ensuring compliance with all local, state, and federal requirements.
- Lead contractor and consultant selection, negotiation, and performance management, including oversight of bid processes, value engineering, and contract execution.
- Collaborate cross-functionally with Land Acquisition, Planning & Entitlements, Construction, Sales, and Finance teams to ensure seamless project handoffs and alignment with broader business strategies.
- Review and approve engineering designs, site plans, plats, and utility layouts to ensure consistency with master plans, entitlements, and operational requirements.
- Represent the company in public forums, community meetings, and industry events, building strong relationships with stakeholders and enhancing the company’s reputation in the market.
- Lead HOA strategy and governance activities for assigned communities, ensuring alignment with long-term operational and community goals.
- Perform other duties as assigned.

- Typically requires a University degree or equivalent experience and minimum 6-8 years prior relevant experience.

- Basic fundamental knowledge of fundamental civil, geotechnical engineering and surveying
- Land development/homebuilding construction experience

- Multi-tasking a requirement

- Valid Driver’s License because driving is an essential function of this position.
