Location: Oberon in Waldo, Kansas City, MO.
Basic Function
Responsible for supervising maintenance staff and performing all maintenance activities across both communities. Ensure the upkeep, safety, and overall presentation of apartment homes, buildings, and grounds while delivering exceptional resident service.
Responsibilities
1. Delegate work orders and communicate instructions to maintenance staff in a timely manner.
2. Maintain inventory of equipment and supplies.
3. Resolve problems and discrepancies with jobs and/or interact with management to amend the issue.
4. Contact other vendors for problems that exceed the capacity of the company.
5. Order new equipment as needed and/or have equipment repaired. Maintain inventory of all service-related material.
6. Assist property manager with community budget and accept responsibility for expenditures in all areas of maintenance.
7. Repairs appliances, flooring, HVAC, plumbing, locks, and electrical; performs carpentry work, welding and painting, as required.
8. Understand and follow daily work instructions according to the work schedule, and apply sound judgment to operate equipment safely as well as prevent problems.
9. Operate equipment to perform landscaping duties and detailing grounds; such as weed eaters, garden tractors, blowers, hedge trimmers and various hand tools in accordance with approved operating guidelines and safety procedures.
10. Maintain structural integrity of buildings by performing exterior building maintenance such as minor painting, and cleaning gutters and downspouts; and monitor interior to ensure neat and clean presentation and environment.
11. Lift and carry materials and equipment throughout work areas using appropriate equipment.
12. Utilize safety equipment and gear in a proper manner.
13. Perform snow removal duties on a seasonal basis when required by property.
14. Operate company golf cart in a safe manner to perform errands and transport materials if required by property.
15. Follow all written and verbal instructions.
16. Follow company rules and procedures as set forth in training sessions, manuals and guidelines.
17. Report resident complaints to management.
18. Works on-call, overtime, weekend, holiday, and weekends as required.
19. Perform other related duties as assigned.
20. Ability to work with multiple projects and deadlines while maintaining quality and efficiency.
Supervisory Responsibilities
Develop and maintain an effective organization through the selection, training, compensation, motivation and review of all maintenance personnel.
Physical Requirements
- Frequently lifts and carries up to 45 pounds (i.e. 5 gallon paint can).
- Occasionally lifts and carries up to 80 pounds (i.e. bag of concrete).
- Pushes and/or pulls using appliance dolly up to 200 pounds.
- Moves objects from one floor to another.
- Frequently bends/stoops, climbs stairs, kneels, balances, reaches above shoulder height, walks, and twists.
- Has normal range of vision, hearing, and speech.
