Overview:
As an Asset Manager with Array Digital Infrastructure, you’ll be the steward of our long‑term real estate interests—building strong partnerships with landlords, negotiating lease extensions and amendments that protect and advance our business needs, and securing the land and easements that keep our operations running smoothly. You’ll be the go‑to expert ensuring every asset is positioned for long‑term success, balancing relationship management, strategic negotiation, and thoughtful decision-making.
Responsibilities:
- Develop and maintain strong working relationships with landlords; work through assigned portfolio of sites and ensure every site landlord receives regular communication.
- Proactively contact landlords to negotiate, review and execute ground lease agreements, amendments, easement purchase agreements and other ancillary real estate documents.
- Collaborate with the internal legal team on real estate-related contracts including but not limited to, Easement Acquisition Agreements, Lease Amendments, Right of First Refusal notices, Subordination and Non-Disturbance Agreements, and Fee Simple Purchase Agreements.
- Review and approve, where necessary, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, surveys, legal descriptions, title policies and subordination agreements.
- Negotiate permanent rent restructurings, conditional rent reductions and new lease terms on an as-needed basis.
- Review existing leases and access easements for current terms, potential issues, and determination of negotiating strategy.
- Assist with other real estate projects as needed.
Qualifications
Required Qualifications:
- Bachelor's Degree in Business or a related field -OR- 4+ years equivalent work experience
- 4+ years of experience at a wireless carrier, tower company, or real estate acquisition/broker/leasing/management company
Other Qualifications:
- Site Acquisition or Site Development experience preferred
- Ability to collaborate successfully with a variety of internal and external clients and business partners
- Excellent oral and written communication skills
- Strong depth of experience in business communications across a diverse range of people, including the general public, private property owners, farmers, small business owners, etc.
- Familiarity with real estate documents, negotiating contracts, project management and financial reporting
- Ability to multitask, prioritize, and work independently in a fast-paced environment
- Proficient in MS-Word, Excel, and PowerPoint
