ROLE AND RESPONSIBILITIES:
The Investment Analyst is responsible for supporting the Senior Investments Team members with a myriad of analytical duties related to underwriting potential investment opportunities. This includes market tracking, comparative lease and sale analysis, using Argus to model cash flows, modeling deals within our Excel model, preparing materials for internal Investment Committee at Link and Blackstone's Review Committee, and assisting with the due diligence for opportunities that have been awarded to Link. The Analyst will also work directly with the development team to assist in the underwriting of land acquisitions for ground-up development and update national statistics for investor and quarterly board meetings. Additionally, the Analyst may work closely with the operations team in Fort Washington on various reporting and operational tasks including lease reviews for portfolios we are acquiring.
- Review and screen commercial real estate investment opportunities
- Assist in the financial analysis and underwriting of potential investments
- Develop transaction specific financial models for real estate investments
- Periodically revaluate existing assets using discounted cash flow and sales comparable analyses
- Research and analyze market statistics
- Assist asset managers in all aspects of portfolio operations to include leasing, developing property budgets, and formulating long-term asset strategies
- Prepare investment committee memorandums and analysis on all new investments and development opportunities
- Support the disposition team through all aspects of the transaction process to include preparing investment materials, coordinating each sale and closing
- Prepare Management Committee and Board presentations
QUALIFICATIONS
- Bachelor's Degree received in June 2024 or earlier
- BA or BS in Finance, Real Estate Finance, Accounting, Mathematics, Economics, Statistics or related disciplines preferred from a top-tier university. Other majors will be considered
- Strong academic record
- Proficiency with Microsoft Excel, Word, PowerPoint, and Argus (AE)
- Understanding of basic financial concepts used to evaluate investments and build models, such as simple cash flow analyses, time value of money, return on investment, etc.
- Strong quantitative and qualitative analytical ability
- Excellent oral and written communication skills
- Self-motivation, determination and initiative in a team environment
- Demonstrated high attention to detail
- Ability to multi-task effectively in a fast-paced work environment
COMPENSATION
- $105,000 - $113,000 represents the presently anticipated base compensation pay range for this position at Link. Actual pay may vary based on various factors, including but not limited to location and experience.
