ROLE OVERVIEW
As the Investment Analyst, you'll support Cortland's investment strategy by delivering rigorous financial analysis, modeling, and reporting across multifamily asset management, development, and acquisitions. You'll help inform investment decisions and ensure portfolio performance aligns with market conditions and business plans.
- Analyze investment performance using financial projection models, comparing results to market trends and approved business plans
- Forecast revenue, occupancy, and expenses; underwrite development, acquisition, and disposition opportunities
- Prepare clear, concise investment materials including briefs, committee packages, and investor reports
- Report property- and portfolio-level valuations using current debt and equity market assumptions
- Audit financial analyses and assumptions to ensure accuracy, consistency, and credibility
- Conduct market research on supply, demand, rent and sales comparables, and estimated replacement costs
- Review operating and capital budgets and support execution of property business plans
- Partner with Revenue Management and Operations to align occupancy, rent growth, and renewal performance with investment goals
- Travel as needed to evaluate potential new acquisitions and monitor renovation progress
- Collaborate closely with the Investment Associate to expand responsibilities and deepen investment expertise
- Perform additional duties as assigned
BASIC QUALIFICATIONS
- Bachelor's degree in Finance, Real Estate, Business, or a related field required
- 1–3 years of experience in investment or financial analysis; Multifamily real estate experience preferred
- Strong quantitative, analytical, critical thinking and problem-solving skills
- Effective organizational and strategic planning skills
- Exceptional interpersonal, written and verbal communication skills
- Proficiency in Microsoft Office Suite and data analysis applications
