INTRODUCTION

Job Summary:
The POA Associate works closely with the Field and Compliance Manager and is responsible for the oversite of the maintenance and upkeep of the general common areas within Palmetto Bluff. Areas under this purview include community homebuilding, POA controlled landscaping, road maintenance, parks, playgrounds, bocce courts as well as future amenities that may be added under the POA. This oversight includes ensuring that neighborhood equipment and infrastructure are in working order.
This position is responsible for assisting the property owner association team on homeowner, commercial, and POA asset compliance following Palmetto Bluff’s Governing documents and Town of Bluffton standards. This position will issue and communicate violations, citations, and fines to homeowners as necessary. This role plays an intricate role to protect the betterment of the Community.

Essential Job Functions:
Job duties include, although are not limited to:
- Perform routine compliance inspections of POA and developer assets and common areas to include commercial buildings, 51 Miles of Road, 11 Miles of an expansive trail system, and report any common area issues.
- Enforce POA Governing Documents and Rules Strictly and Uniformly and Address POA Complaints Promptly.
- Works with the POA Manager team and POA Leadership Team and Board to promptly identify problems and improvements needed.
- Inspect and enforce standards are met with contracted vendors.
- Handle owners inquire relative to matters pertaining to the CCNR and DRB Guidelines; meets with property owners as necessary to discuss issues.
- Responsible for ensuring all completed homesites are in order and complying with the community guidelines, Community Covenants Conditions and Restrictions (CCNRs), Palmetto Bluff Design Review Guidelines, and Town of Bluffton standards.
- Compliance includes but is not limited to project maintenance, exterior home compliance, general landscape compliance, uplighting, grading and drainage matters, parking enforcement, encroachment, etc.
- Issues weekly homeowner violations, citations, and fine schedules via a POA system.
- Follow upon citations/fines and homeowner questions and concerns regarding their compliance matter.
- Coordinate with the Design Review Board and Security team(s) to keep them apprised on violations and active and ongoing issues, as necessary.

- The applicant must be a good problem solver and can to communicate with homeowners, and property owners.
- Applicant must have general knowledge of a property owner associates, site and be able to identify issues that are in violation of the Palmetto Bluff Guidelines.
- Applicant should possess interpersonal skills that help to de-escalate potential conflicts.
- Communicate accurately and clearly both orally and in writing.
- Ability to walk lots and community areas under construction.
- Experience in POA operating systems.
- Excellent problem solving and people skills are required.
- Exceptional communication skills and ability to engage with a variety of stakeholders.
- Customer service oriented “can do” approach to work.
- Prior experience in construction a plus but not a requirement.
- Strong organizational skills, accuracy, and attention to details.
- Knowledge of, Excel and Word.
- Collaborative approach working with both internal and external partners.
- Ability to deal with ambiguity and a fast-changing environment with shifting priorities.
Physical Requirements:
- Work tasks may be performed both indoors and outdoors. Will encounter variable outdoor weather conditions, including hot, cold, windy and wet weather.
- Must be able to lift 75lbs.
- May need to remain standing for extended periods of time.
- Able to work near moving/mechanical parts.
- Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability and visual acuity.
- Talking and listening occur continuously in the process of communicating with guests and supervisors.
- Vision occurs continuously with the most common visual functions being those of near vision and depth perception.
- Requires manual dexterity to use and operate all necessary equipment.
- Must have finger dexterity to be able to operate office equipment such as computers, printers, multi-line touch tone phone, filing cabinets, photocopiers, dolly and other office equipment as needed.
