Healthcare Construction Superintendent
The Healthcare Construction Superintendent’s principal responsibility is to supervise, coordinate, and document all on-site healthcare construction activities, ensuring that work is completed safely, efficiently, and in full compliance with project plans, specifications, regulatory requirements, and applicable healthcare standards. This position is responsible for scheduling subcontractors, resolving day-to-day field issues, maintaining quality control, and managing all aspects of healthcare construction within active or occupied medical environments. The Superintendent reports directly to the Project Manager.
Duties & Responsibilities
- Provide strong leadership and direction to all project field personnel, subcontractors, and trade partners, fostering a culture of safety, quality, accountability, and teamwork.
- Coordinate with the Project Manager to develop, maintain, and execute the project schedule, including detailed three-week look-ahead schedules and recovery plans when necessary.
- Manage all field operations in accordance with healthcare facility requirements, HCAI (formerly OSHPD) regulations, California Building Code requirements, and authority having jurisdiction (AHJ) standards.
- Coordinate, facilitate, and participate in HCAI/OSHPD inspections, documentation reviews, deficiency corrections, and project closeout requirements.
- Maintain thorough knowledge of construction drawings, specifications, submittals, RFIs, deferred approvals, and HCAI-approved documents.
- Ensure all work complies with approved plans, specifications, healthcare codes, infection control requirements, and regulatory agency requirements.
- Anticipate, identify, and proactively resolve issues that could impact safety, quality, schedule, budget, hospital operations, or regulatory compliance.
- Implement and enforce project-specific Infection Control Risk Assessment (ICRA) protocols, Interim Life Safety Measures (ILSM), noise and vibration mitigation plans, and healthcare facility operational requirements.
- Coordinate construction activities in occupied healthcare environments while minimizing disruptions to patients, clinical staff, visitors, and hospital operations.
- Conduct daily safety inspections and enforce OSHA, Cal/OSHA, company, client, and healthcare facility safety requirements.
- Lead toolbox talks, safety meetings, pre-task planning meetings, and specialized safety briefings for high-risk activities.
- Verify subcontractor compliance with all safety requirements, permits, certifications, and site-specific healthcare regulations.
- Administer quality assurance and quality control programs utilizing Procore and project inspection procedures to ensure compliance with healthcare construction standards.
- Document and communicate non-conforming work and oversee corrective action measures through completion.
- Coordinate field activities with hospital facilities personnel, infection prevention teams, HCAI representatives, inspectors, and owner stakeholders.
- Schedule and assist HCAI/OSHPD inspectors, special inspectors, testing agencies, commissioning teams, and local authorities during project reviews and inspections.
- Maintain current project schedules, monitor field productivity, and collaborate with project management to evaluate schedule status and project costs.
- Prepare detailed daily reports in Procore, including workforce counts, construction activities, inspections, delays, visitor logs, safety observations, T&M work, and comprehensive photographic documentation.
- Maintain accurate as-built drawings, field markups, and project documentation reflecting all changes and modifications.
- Develop and coordinate punch lists, deficiency logs, and project closeout activities to achieve timely completion and turnover.
- Prepare draft RFIs, field sketches, and associated Bluebeam markups with recommended solutions for review by the Project Manager and design team.
- Establish and maintain organized project site logistics, temporary facilities, material deliveries, security measures, permit postings, safety documentation, and required labor law notices.
- Ensure project sites remain clean, organized, secure, and compliant with healthcare environmental standards at all times.
Qualifications & Skills
- 5–10+ years of progressively responsible superintendent experience on healthcare construction projects, including acute care hospitals, medical office buildings, surgical centers, laboratories, and healthcare renovations.
- Demonstrated experience working on HCAI (formerly OSHPD) regulated projects and occupied healthcare facilities.
- Strong knowledge of California Building Codes, HCAI/OSHPD requirements, NFPA standards, Joint Commission considerations, infection control procedures, and healthcare construction best practices.
- Experience implementing Infection Control Risk Assessments (ICRA), Interim Life Safety Measures (ILSM), and phased construction within active healthcare environments.
- Proven ability to manage project scheduling, subcontractor coordination, quality control, safety compliance, and field operations.
- Proficiency with Procore, Bluebeam, Microsoft Office, and scheduling software.
- Ability to read, interpret, and coordinate architectural, structural, mechanical, electrical, plumbing, and healthcare specialty system drawings.
- Strong leadership, communication, problem-solving, and organizational skills.
- Ground-up healthcare construction experience strongly preferred.
- OSHA 30 certification required; additional healthcare construction certifications preferred.
