COMMERCIAL CIVIL CONSTRUCTION ESTIMATOR – 4D BIM
Location: Tucson, Arizona

POSITION SUMMARY
We are seeking an experienced Commercial Civil Construction Estimator with 4D BIM experience to join our preconstruction team.
The Estimator will be responsible for developing accurate, competitive, and detailed estimates for commercial civil construction projects from conceptual design through final bid. The position will combine traditional civil estimating expertise with 3D modeling, 4D construction sequencing, scheduling, and BIM/VDC technology to improve cost accuracy, constructability, and project planning.
The ideal candidate understands commercial site construction and can translate drawings and models into quantities, costs, schedules, construction sequences, and 4D visualizations.
PRIMARY RESPONSIBILITIES
- Prepare conceptual, preliminary, detailed, and final estimates for commercial civil construction projects.
- Perform detailed quantity takeoffs from drawings, specifications, BIM models, and digital plans.
- Estimate labor, materials, equipment, subcontractor costs, general conditions, and other project costs.
- Review plans, specifications, addenda, geotechnical reports, and contract documents.
- Develop detailed bid scopes and solicit competitive subcontractor and supplier pricing.
- Analyze subcontractor and supplier proposals and prepare bid comparisons.
- Develop accurate cost breakdowns, bid summaries, and estimating assumptions.
- Identify scope gaps, exclusions, risks, and opportunities during the estimating process.
- Perform value engineering and evaluate alternative construction methods.
- Review project schedules and coordinate estimating assumptions with planned construction activities.
- Participate in pre-bid meetings, site walks, client meetings, and estimate reviews.
- Coordinate with project managers, superintendents, engineers, architects, BIM/VDC teams, subcontractors, and owners.
- Assist with project turnover from estimating/preconstruction to operations.
4D BIM / CONSTRUCTION TECHNOLOGY RESPONSIBILITIES
The successful candidate will have practical experience using 4D BIM or model-based construction sequencing.
Responsibilities may include:
- Develop or review 4D construction models by linking 3D models to project schedules.
- Integrate quantities, construction activities, and schedule information into 4D workflows.
- Use 4D visualization to evaluate construction sequencing and site logistics.
- Identify constructability conflicts and potential sequencing issues before construction.
- Evaluate equipment movement, material flow, access, phasing, and temporary conditions.
- Assist project teams in communicating complex construction sequences through 4D visualization.
- Support schedule development and coordination with project controls.
- Collaborate with BIM/VDC personnel to improve the connection between estimating, scheduling, and construction operations.

COMMERCIAL CIVIL PROJECT EXPERIENCE
Experience estimating commercial civil projects such as:

- Hospitals and institutional facilities
- Hotels and hospitality developments
- Schools and educational facilities
- Parking lots and parking structures

- Public/private infrastructure supporting commercial developments

- Experience with InEight Estimate strongly preferred.
- Ability to read and interpret civil construction drawings and specifications.
- Strong Microsoft Excel and estimating software skills.
- Excellent analytical, organizational, and communication skills.
- Ability to manage multiple estimates and deadlines simultaneously.
- Construction Management, Civil Engineering, or related degree preferred; equivalent field experience will be considered.
