About the Role

Sapa Investment Group is looking for a skilled, dependable, and certified HVAC & Maintenance Technician

to care for HVAC systems and general building maintenance across our portfolio of properties. This is an

experienced-level role for a technician with 5+ years in the field who takes pride in quality work, can

diagnose problems with confidence, and is comfortable handling everything from rooftop units to minor

plumbing, electrical, and carpentry repairs.

You’ll play a key role in keeping our properties safe, comfortable, and running smoothly, including leading

scheduled preventive maintenance and quarterly fixture inspections.

Key Responsibilities

• Install, troubleshoot, diagnose, and repair HVAC systems in commercial and light residential settings,

including furnaces, heat pumps, rooftop units, split systems, and mini-splits

• Perform routine preventive maintenance and seasonal servicing, including filter changes, coil cleaning,

belt inspections, and refrigerant checks

• Conduct quarterly fixture and equipment inspections, including occasional early-morning visits before

business hours

• Diagnose electrical, mechanical, and airflow issues on both low-voltage controls and line-voltage

circuits

• Test and calibrate thermostats and control systems

• Perform general building maintenance, including minor plumbing, electrical, carpentry, and appliance

repair

• Read and interpret wiring diagrams, schematics, and technical documentation

• Identify, document, and report major repair needs, and advise on repair-versus-replace decisions

• Ensure all work meets safety standards and building code requirements

• Keep accurate service records, maintenance logs, and work orders

• Maintain tools, equipment, and work areas in clean, organized condition

• Deliver professional, courteous service to tenants and internal team members

Required Qualifications

• EPA Section 608 Certification (Universal preferred)

• Minimum 5 years of hands-on HVAC and building maintenance experience

• Proven experience with commercial HVAC equipment

• Strong understanding of refrigeration cycles, pressure/temperature relationships, and pipe and duct

systems

• Proficiency with diagnostic tools such as multimeters, manifold gauges, and leak detectors

• Experience with brazing, soldering, and refrigerant recovery and charging

• Valid driver’s license with a clean driving record

• Ability to lift 50 lbs and work on ladders, rooftops, and in confined spaces

• Basic math and computer skills

Preferred Qualifications

• NATE Certification

• HVAC Excellence Certification

• Utah HVAC contractor license (S350) or equivalent licensing

• OSHA 10 or OSHA 30 safety training

• Experience with building automation or energy management systems

Schedule

• Full-time, Monday through Friday, 8-hour shifts

• Occasional early-morning scheduled maintenance before business hours

• Emergency on-call response as needed, including occasional after-hours or weekend calls

Physical Demands

• Frequent lifting of up to 50 lbs, with occasional lifting of up to 100 lbs

• Occasional climbing and balancing; frequent kneeling, crouching, and reaching

• Exposure to varying weather conditions, temperatures, and noise levels
