Job Description
Job Title: Maintenance Technician
Reports to: General Manager
FLSA Status: Non-Exempt
Location: On-Site
Direct Reports: None
Department: Property Operations
JOB SUMMARY:
The Maintenance Technician (MT) plays a key role in ensuring the property is safe, functional, and in excellent
condition. This position performs a variety of maintenance and repair duties across plumbing, electrical, HVAC,
carpentry, painting, and groundskeeping. Maintenance Technicians also respond to service requests, support
safety protocols, and help with room readiness and general upkeep. This is a hands-on role requiring problem solving, attention to detail, and a commitment to timely repairs.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Perform general repairs to guest rooms, common areas, and facility systems, including plumbing, HVAC,
- Diagnose and troubleshoot maintenance problems and complete repairs using hand tools, power tools, or
- Inspect and maintain PTAC units, appliances, lighting, locks, and basic fixtures.
- Complete service requests and report unresolved issues to the General Manager.
- Maintain cleanliness and safety of maintenance workspaces and storage areas.
- Perform exterior maintenance including siding, roof patches, concrete repair, landscape cleanup, and trash
- Move furniture, replace flooring, touch-up paint, and help prep guest rooms when needed.
- Assist with occasional cleaning or laundry duties as assigned.
- Support urgent maintenance needs as they arise, including occasional issues outside of regular business hours.
- Follow all safety standards, report hazards, and ensure proper handling of tools, chemicals, and equipment.
- Perform other job duties as assigned.
QUALIFICATIONS:
- High school diploma or equivalent preferred.
- Previous maintenance or facilities experience strongly preferred.
- Working knowledge of plumbing, HVAC, basic electrical, and general construction.
- Must be able to use hand and power tools safely (e.g., hammers, drills, saws, meters, wrenches).
- Ability to diagnose issues and reference manuals, schematics, or blueprints when needed.
- Must be legally authorized to work in the United States without current or future visa sponsorship.
- Employment is subject to E-Verify verification.
- Must be at least 18 years of age.
EXPECTATIONS:
- Maintain a professional appearance and deliver service in line with company values.
- Be punctual, dependable, and available to work scheduled shifts, including evenings, weekends, and holidays,
- Be willing to assist with after-hours emergencies or occasional overtime needs, as requested.
- Take ownership of repair requests and complete tasks with minimal supervision.
- Follow all company safety and maintenance protocols.
- Collaborate with the team to support property goals and a positive guest experience.
PHYSICAL REQUIREMENTS:
- Must be able to stand, walk, bend, kneel, crouch, climb stairs, and use ladders frequently.
- Must be able to lift/move up to 50 pounds independently and up to 100 pounds with assistance.
- Must be able to move furniture, use electric hand tools, and apply cleaning or painting products safely.
- Must have full range of motion to use arms and hands for grasping, pushing, pulling, and operating tools or
- Must be able to detect odors such as gas, smoke, or strong chemicals to help maintain a safe environment for
- Must have vision abilities including close, distance, color, peripheral, and depth perception, as well as the ability
- May be exposed to cleaning agents, fumes, odors, dust, and varying indoor or outdoor weather conditions.
- Must be able to perform the essential job functions with or without reasonable accommodation.
