Job Description Summary
This position will manage all day-to-day facilities operations. Generate and complete department work order requests. Perform corrective, preventative, and emergency repairs and maintenance of leased facilities and equipment. Troubleshoot and resolve complex issues, including code compliance, inspections, and safety issues.Job Description
Responsibilities
- Inspect, appraise, perform preventative maintenance, troubleshoot, and repair complex issues with HVAC, electrical, plumbing, security, furniture, carpentry, construction, and other Facilities related equipment and systems, often working independently
- Create, receive, and manage work orders. Analyze, prioritize, gather additional information as needed, and follow through to completion with minimal to no supervision using excellent customer service and communication skills.
- Create and manage projects and meet documentation requirements. Work within established expense limits.
- Ensure code compliance and building standards are maintained including inspections and maintenance, indoor air quality, code deficiencies, equipment longevity.
- Respond appropriately to emergency situations.
- Play a key role in Business Continuity planning, mitigation, and response.
- Represent Facilities department in all dealings with employees, customers, contactors, vendors, property management, etc.
- Recommend and implement procedural and process changes for continual improvement.
- Arrange, coordinate, monitor, and inspect a wide range of services including in house staff and vendor / contractors. Includes training and knowledge sharing.
- Maintain inventories and supplies and ensure a state of readiness for likely events.
Qualifications
- High school or equivalent education.
- At least 5 years experience in maintaining building systems in a commercial environment.
- English language skills; intermediate to advanced math, reasoning, and computer skills. Excellent customer service skills.
- Advanced Mechanical, Electrical, and plumbing systems troubleshooting and repair.
- Excellent understanding and application of Safety and Customer service skills. Lift operator’s certification. Universal refrigerant license.
- NEC 70E overview course completion. Initiative, reliability, and ownership of department work.
- Able to handle multiple projects concurrently.
Preferred Qualifications
- BOMA SMT or equivalent designation.
- Advanced understanding of CAFM tools (building management systems, energy management, etc…).
- Advanced business continuity planning experience.
- Valid driver’s license.
Working Conditions
- Office Environment
- Lifting and carrying up to 50 lbs. and using equipment to move and handle heavier equipment.
- Exposure to changing weather conditions.
- Above ground level work on ladders and rooftops.
- Operating heavy duty equipment, hand and power tools, and company vehicles. Extensive walking.
- Computer system operation.
The Salary for this position generally ranges between $51,500-$68,500 annually. Please note that the salary range is a good faith estimate for this position and actual starting pay is determined by several factors including qualifications, experience, geography, work location designation (in-office, hybrid, remote) and operational needs. Salary may vary above and below the stated amounts, as permitted by applicable law.
Additionally, this position is typically eligible for an Annual Bonus of 6% based on the Company Bonus Plan/Individual Performance and is at the Company’s discretion.
