Restoration Reconstruction Project Manager (STR)

Position Summary

Reset Restoration Services is seeking a project manager to lead residential and commercial reconstruction projects following water, fire, storm, and other property losses. This person owns the customer experience, schedule, budget, documentation, subcontractor coordination, quality, and project closeout. The successful candidate will receive hands-on training in Reset's systems from a seasoned restoration professional and will be expected to grow into full ownership of a portfolio of reconstruction projects.

Primary Responsibilities

• Manage reconstruction projects from authorization and approved scope through final completion and collection support.
• Review estimates, scopes, selections, budgets, contracts, and project requirements before work begins.
• Build and maintain realistic schedules; coordinate subcontractors, vendors, materials, permits, inspections, and customer decisions.
• Conduct regular job-site visits to verify safety, cleanliness, workmanship, progress, and customer expectations.
• Maintain complete digital project records, including notes, photographs, selections, approvals, change orders, and completion documents.
• Communicate proactively with property owners, internal teams, subcontractors, insurance professionals, and other stakeholders.
• Identify scope gaps promptly and coordinate supplements or customer-authorized change orders before additional work proceeds.
• Monitor labor, materials, job costs, cycle time, and projected gross margin; act early when a project is trending off plan.
• Resolve delays, workmanship concerns, and customer issues professionally and with urgency.
• Complete final walkthroughs, obtain required signatures, close punch-list items, and deliver an organized project closeout.

Required Qualifications

• Project management or construction management experience
• Working knowledge of residential construction methods, materials, sequencing, and quality standards
• Ability to read and manage construction scopes, estimates, budgets, and schedules
• Demonstrated ability to coordinate multiple subcontractors and active projects
• Strong customer communication, organization, negotiation, and problem-solving skills
• Comfort using project-management software, email, mobile applications, and digital documentation
• Valid driver's license and an acceptable driving record
• Ability to visit active job sites and perform the reasonable physical duties associated with construction project management

Preferred Experience

• Insurance restoration or property-loss reconstruction experience
• Xactimate or comparable estimating-software experience
• Experience with job costing, supplements, selections, and change orders
• Knowledge of Tulsa-area permitting, inspections, and building requirements
• IICRC, OSHA, or other relevant industry training

Schedule and Working Conditions

• Full-time, primarily weekday schedule with field travel throughout the Tulsa area
• Occasional early, evening, or weekend involvement when project conditions require it
• Regular work in occupied homes, commercial properties, and active construction environments
