Position Summary

The Regional Manager provides leadership and operational oversight for a portfolio of multifamily residential communities. This position is accountable for property performance, team leadership, financial results, occupancy, revenue growth, resident experience, maintenance standards, compliance, and execution of company objectives. The Regional Manager partners closely with ownership and senior leadership while coaching onsite teams to achieve consistent operational and financial performance across the portfolio.

Key Responsibilities

• Provide direct oversight and leadership for multiple multifamily residential communities and their onsite management, leasing, and maintenance teams.
• Establish clear performance expectations for Community Managers and other direct reports; provide coaching, training, accountability, recognition, and performance management.
• Participate in recruiting, interviewing, hiring, onboarding, development, succession planning, and staffing decisions across the assigned portfolio.
• Conduct regular property visits, operational reviews, inspections, team meetings, and follow-up to ensure company standards and action plans are executed.
• Review property financial performance, including budgets, P&L statements, general ledger activity, revenue, expenses, payroll, accounts receivable, delinquency, bad debt, and budget variances.
• Lead annual property budgeting, reforecasting, capital planning, and long-term operational planning in partnership with ownership and company leadership.
• Identify opportunities to increase revenue, improve rent performance, reduce controllable expenses, improve collections, and strengthen overall NOI performance.
• Monitor market rents, concessions, traffic, conversion, occupancy, exposure, renewal retention, new lease rent growth, renewal increases, and competitive market conditions.
• Develop and execute leasing, marketing, pricing, retention, and operational strategies based on property and market performance.
• Review delinquency and collections activity and ensure onsite teams consistently follow established collection and lease-enforcement procedures.
• Monitor resident satisfaction, escalated resident concerns, lease compliance, and customer service standards; provide guidance on complex or sensitive situations.
• Oversee maintenance operations, preventive maintenance, property condition, unit turns, inspections, vendor performance, service response, and capital projects.
• Review and approve vendor proposals, contracts, invoices, capital expenditures, and operational purchases within established authority levels.
• Ensure properties maintain strong curb appeal, common-area standards, life-safety practices, building operability, and readiness for inspections.
• Ensure compliance with Fair Housing requirements, company policies, lease documentation standards, applicable landlord-tenant laws, safety requirements, and relevant affordable housing or regulatory requirements when applicable.
• Review property reports and establish weekly and monthly action plans for occupancy, leasing, collections, renewals, expenses, maintenance, staffing, and other key performance indicators.
• Maintain regular communication with ownership and senior leadership regarding property performance, risks, staffing, capital needs, market conditions, and recommended actions.
• Support new property transitions, lease-ups, acquisitions, dispositions, operational changes, and special projects as assigned.
• Promote collaboration and consistent operating standards across communities while allowing onsite leaders appropriate ownership and accountability.
• Travel regularly among assigned properties and remain accessible to onsite leadership for operational support and urgent matters.

Financial & Operational Accountability

• Achieve approved budget and portfolio financial objectives.
• Monitor and improve occupancy, collections, renewal retention, rent growth, and revenue performance.
• Control payroll and operating expenses while maintaining appropriate service and staffing levels.
• Analyze monthly financial statements and variances and ensure corrective action plans are implemented.
• Evaluate property performance using current operating reports, rent rolls, delinquency reports, leasing reports, market surveys, renewal reports, maintenance metrics, and other portfolio KPIs.

Leadership Expectations

• Build accountable, high-performing onsite teams through clear expectations, frequent communication, coaching, and development.
• Create consistency in operating procedures and service standards throughout the assigned portfolio.
• Address performance concerns promptly and partner with Human Resources or senior leadership when appropriate.
• Develop Community Managers to independently lead their properties and understand financial, leasing, maintenance, compliance, and resident-service performance.
• Promote a professional, solutions-focused culture centered on ownership, communication, teamwork, and measurable results.

Qualifications

• Substantial multifamily property management experience, including successful multi-site, portfolio, area, or regional-level responsibility preferred.
• Demonstrated experience leading Community Managers and onsite teams.
• Strong knowledge of multifamily operations, leasing, financial management, budgeting, P&L analysis, collections, maintenance operations, vendor management, and resident relations.
• Strong analytical ability with experience interpreting property financial statements, operational reports, market data, and performance metrics.
• Working knowledge of Fair Housing and applicable landlord-tenant requirements; affordable housing/compliance experience is beneficial when relevant to the portfolio.
• Strong leadership, communication, problem-solving, organization, negotiation, and decision-making skills.
• Ability to prioritize across multiple properties and respond effectively to changing operational needs.
• Proficiency with property management software, reporting systems, Microsoft Office, and related business technology.
• Valid driver's license, reliable transportation, and ability to travel regularly among assigned communities.

Physical / Work Requirements

This position combines office, property, and field-based work and requires frequent travel among assigned communities in Seattle, Tacoma, Lynnwood, Everett, Snohomish, and Spokane. Duties may include walking properties, climbing stairs, inspecting apartment homes and common areas, attending onsite meetings, and working at a computer for extended periods. Pay: $80,000.00 - $95,000.00 per year
