Gray Property Group is seeking an experienced Property Manager to oversee our New Hampshire portfolio while providing remote management support for our apartment community in Sarasota, Florida.
Gray Property Group is a family-owned real estate investment, brokerage, and property management company specializing in multifamily and commercial real estate throughout Southern and Seacoast New Hampshire and Florida’s Gulf Coast. Founded in 2019, the company owns and manages a portfolio of ~90 apartment units and 37,000 square feet of commercial space with a combined value of ~$22 million. In addition to ownership and property management, our brokerage exclusively represents real estate investors and has successfully negotiated multiple record-setting sales for clients.
This full-time hybrid position is based in New Hampshire and reports directly to Managing Principal Nick Gray. The Property Manager will be responsible for the day-to-day management of our New Hampshire portfolio, including regular travel to properties located throughout Southern and Seacoast New Hampshire. In addition, this position will remotely support the management of Phillippi Shores Apartments, our 28-unit apartment community in Sarasota, Florida.
The Property Manager will serve as the primary point of contact for tenants, prospective residents, and vendors while overseeing the daily operations of the portfolio. Core responsibilities include coordinating leasing activities and maintaining high occupancy, overseeing electronic rent collection and responding to delinquent accounts, coordinating scheduled, recurring, preventative, and emergency maintenance, obtaining and managing vendor proposals, processing invoices and property-related bills, conducting regular property inspections, preparing monthly owner reports, and ensuring each property is maintained to a high standard. The Property Manager will work closely with ownership to identify operational improvements, monitor ongoing projects, and help maximize the long-term performance of the portfolio.

Responsibilities include:
- Conduct regular inspections of New Hampshire properties to ensure they remain clean, safe, well-maintained, and professionally presented.
- Serve as the primary point of contact for tenants regarding maintenance requests, lease issues, renewals, rent collections, and general property concerns.
- Coordinate leasing activities, including responding to inquiries, scheduling showings, processing applications, preparing leases, coordinating move-ins and move-outs, and working with leasing agents when applicable.
- Monitor vacancy levels, coordinate marketing efforts, and recommend rental pricing based on current market conditions.
- Oversee electronic rent collection, monitor delinquent accounts, communicate with residents regarding outstanding balances, and coordinate Demand for Rent notices.
- Coordinate scheduled, recurring, preventative, and emergency maintenance while ensuring work is completed promptly and to a high standard.
- Obtain vendor quotes, negotiate pricing, coordinate contractors, and oversee capital improvement projects.
- Process vendor invoices and property-related bills accurately and in a timely manner.
- Serve Demand for Rent notices and coordinate evictions and small claims matters in New Hampshire when necessary.
- Maintain accurate records within AppFolio, including leases, work orders, inspections, tenant communications, vendor documentation, and property files.
- Prepare monthly owner reports summarizing occupancy, leasing activity, collections, maintenance, capital projects, and notable property issues.
- Provide regular updates to ownership regarding property conditions, tenant concerns, vendor performance, project status, and recommendations.
- Attend weekly management meetings with Managing Principal Nick Gray.
Required qualifications:
- Minimum of two years of residential property management experience required.
- Experience managing the day-to-day operations of multifamily properties, including leasing, rent collections, delinquency management, maintenance coordination, vendor management, tenant relations, and owner reporting.
- General understanding of New Hampshire landlord-tenant law. Familiarity with Florida property management is a plus but not required.
- Experience with residential leasing, applicant screening, lease preparation, lease renewals, move-ins, move-outs, and Fair Housing compliance.
- General knowledge of building systems, preventative maintenance, capital improvements, and common repair and maintenance issues.
- Strong computer proficiency, including Microsoft Office, Google Drive, Appfolio (or similar property management software), Adobe Acrobat, and other cloud-based business applications.
- Excellent written and verbal communication skills with the ability to communicate professionally with tenants, vendors, owners, contractors, attorneys, and coworkers.
- Highly organized with exceptional attention to detail and the ability to manage multiple priorities while meeting deadlines.
- Strong problem-solving skills, sound judgment, and the ability to work independently while taking initiative.
- Business-minded with a proactive approach to improving property performance, maximizing occupancy, controlling expenses, and delivering excellent resident service.
- Ability to maintain confidentiality while handling financial information, tenant records, legal matters, and company information.
- Valid driver’s license, reliable transportation, and willingness to travel regularly throughout Southern and Seacoast New Hampshire.
- High school diploma or GED required. College degree preferred but not required.
- New Hampshire real estate salesperson or broker license preferred but not required.
This is a full-time, 40-hour-per-week position based in New Hampshire with a typical schedule of Monday through Friday, 8:30 a.m. to 5:00 p.m.
Compensation ranges from $65,000 to $75,000 annually, depending on experience and qualifications.
