Summary

All Weather Contractors is seeking experienced Construction Project Managers and Superintendents to oversee multi-family new construction and renovation projects. These positions are responsible for coordinating project activities from pre-construction through completion, including scheduling, subcontractor management, quality control, safety, materials, inspections, and customer communication.

Depending on experience and project assignment, the role may have primary responsibility for overall project management, field supervision, or both. Successful candidates will have strong construction knowledge, leadership skills, and experience managing complex projects in an active field environment. Experience with multi-family construction and renovation is highly preferred.

Minimum Qualifications

• Minimum of 5 years of verifiable construction experience; 10+ years preferred for Superintendent-level candidates
• Experience with new construction and/or renovation projects
• Multi-family construction experience strongly preferred
• Experience coordinating subcontractors, crews, suppliers, and multiple trades
• Strong understanding of construction methods, scheduling, and project coordination
• Ability to read and interpret construction drawings, specifications, contracts, and project schedules
• Knowledge of building codes, permitting, inspections, and OSHA requirements
• Experience with ground-up construction, including site development, foundations, concrete, structural framing, roofing, and exterior construction preferred
• Experience with renovation, repair, and reconstruction projects preferred
• Proficiency with Microsoft Office and construction management/project scheduling software
• OSHA 30 certification preferred; required for Superintendent-level positions
• Valid driver's license and clean driving record
• Ability and willingness to travel to local and out-of-town project sites as required
• Ability to work effectively in both office and active construction environments

• Understanding of ground-up construction, including site preparation, foundations, framing, roofing, exterior envelopes, and finishes
• Understanding of renovation sequencing and working within existing structures
• Ability to coordinate multiple trades, subcontractors, suppliers, and project activities
• Strong project scheduling, organizational, and time-management skills
• Ability to identify and resolve construction issues, scheduling conflicts, and deficiencies
• Strong leadership and decision-making skills
• Knowledge of construction safety, quality control, permitting, and inspection requirements
• Ability to monitor subcontractor performance and ensure compliance with project requirements
• Strong customer service and relationship-building skills
• Excellent verbal and written communication skills

Essential Functions & Key Responsibilities

• Manage and/or supervise assigned multi-family new construction and renovation projects
• Coordinate project activities from pre-construction through completion and closeout
• Review project plans, specifications, contracts, scopes of work, and schedules
• Develop, maintain, and monitor project schedules
• Coordinate daily activities with subcontractors, field personnel, suppliers, customers, and internal teams
• Manage subcontractor performance, workmanship, productivity, and adherence to project schedules
• Oversee self-performing crews and provide hands-on support when required
• Coordinate materials, equipment, manpower, and other project resources
• Monitor project progress and proactively address delays, conflicts, and deficiencies
• Oversee new construction activities including site preparation, foundations, concrete, framing, roofing, and exterior construction
• Oversee renovation activities including demolition, repairs, reconstruction, and integration of new work with existing structures
• Conduct regular site visits, inspections, and quality-control reviews
• Ensure work is performed in accordance with plans, specifications, building codes, manufacturer requirements, and company standards
• Enforce company safety policies and OSHA requirements
• Coordinate required permits, inspections, and project approvals
• Partner with Project Managers, Superintendents, and leadership regarding project schedules, procurement, budgets, changes, and client communication
• Identify and document unforeseen conditions and changes to project scope
• Prepare and/or support change orders and related project documentation
• Communicate project status, issues, delays, and corrective actions to appropriate stakeholders
• Maintain accurate daily logs, project documentation, photographs, schedules, safety records, inspection records, and progress reports
• Coordinate punch-list activities and project closeout
• Attend project meetings, site visits, inspections, and technical training as required
• Mentor and support field personnel and reinforce company safety, quality, and performance standards
• Travel between project sites as required, including local and out-of-town travel
• Perform other duties as assigned

Physical & Work Environment

This position requires the ability to work in active construction environments and may require frequent standing, walking, bending, climbing, kneeling, reaching, and lifting. Employees may occasionally be required to lift, move, and carry materials weighing up to 50 pounds, with some tasks requiring greater lifting capacity. Work may occur in varying weather conditions and exposure to construction noise and other typical job-site conditions. Appropriate personal protective equipment is required.
