Job Description
The Superintendent is responsible for providing the leadership, direction and resources to effectively manage in field construction activities for infrastructure projects at Universal Studios Hollywood. The Superintendent will oversee construction projects in accordance with approved budgets, schedules, and project plans & specifications. The role includes coordination with internal departments, supervision of the department trade foreman, administrative staff, contracts, finance, scheduling, contractors and sub-contractors.
Responsibilities:
- Plans and schedules all work and maintains accurate project files, logs, and records to support tracking, reporting, and coordination. Ensures project documentation is current, organized, and aligned with PMO standards. Regularly updates project tracking tools, including resource loading, to reflect current project status and support planning and reporting needs.
- Reviews project work and requests to ensure the scope is clearly defined.
- Visits the sites to obtain manuals, drawings and enforce special procedures as needed.
- Demonstrates complete knowledge of Project Management.
- Provides a weekly work schedule for Projects and Planned Work ahead of time.
- Provides a daily in-field construction activity report to the Project Manager and leadership. Reports shall include field progress, labor by trade, material deliveries, inspections, safety observations, and key risks or issues. Escalates safety concerns immediately and communicates schedule, cost, or scope impacts within 24 hours.
- Responsible for the development of assigned capital projects (scoping project, utilize the approval process to gain approval and implement plans) and implementing these plans in a cost effective and efficient manner.
- Reviews design documents for construction, completeness, corrections, and coordination and compile a list of comments.
- Reviews the existing facility status to evaluate what potential issues should be addressed by the design documents.
- Prepares all documentation required for site access, lay down and other logistics for the contractors and vendors.
- Assists in the execution of construction management processes including RFP’s, RFI’s, shop drawings, directives, and submittals. Actively supports the Project Manager in coordinating and expediting RFIs, inspections, and related approvals to ensure timely resolution and avoid impacts to construction progress. Coordinates with contractors and inspectors to track inspection outcomes and ensure required follow-up actions are completed.
- Manages overall punch list and close out process for the facility. Reviews all final submittals from the contractor for completeness and accuracy, including shop drawings, submittals, as-builts, warranties, and related closeout documentation, and ensures all outstanding items are resolved in a timely manner.
- Responsible for managing a large employee base in divisions of: Maintenance, Shows, Construction, Paint, Landscape, Plumbing, Water Treatment, HVAC and Electrical groups within the Technical Services Department as well as vendors of all crafts.
- Ensures efficiency and optimal sequencing between internal trades and external vendors during construction.
- Works closely with internal clients to identify and correct operational issues quickly.
- Acts as a subject matter expert and adviser to the department head, design team, and all trades associated with the project.
- Determines work priorities, and coordinates work activities with all necessary parties to ensure that the project remains efficient and on schedule.
- Oversees the terms and conditions of construction contracts.
- Introduces new trades to the projects as the project requires them and collaborates with management of the various trades to ensure the work is carried out in a manner consistent with the project plans and specifications.
- Provides a safe work environment through creating a culture of safety for the project and holding each individual on the project accountable for safe behavior. Regularly holds safety meetings and makes sure that the company’s safety policies and EHS standards are being enforced by employees and vendors alike.
- Sources material suppliers for consumables required to construct the project and estimates materials required for specific jobs. Orders materials and coordinates deliveries of materials to coincide with construction progress. Ensures that the materials for construction are on the project site as they are required and are stored in accordance with the manufacturer’s recommendations. Coordinates materials staging between the various trades and monitors material deliveries.
- Maintains inventory and control over the projects tools, materials, equipment and security.
- Conducts, at minimum, weekly coordination meetings between all subcontractors who are currently on site and any that will be on site in the near future. Coordinates work flows, safety, environmental concerns, manpower requirements, materials requirements and overall schedule through these meetings.
- Responsible for the overall project schedule. Develops and maintains short term interval schedules and ensures alignment with the master project schedule. Actively reviews contractor progress against the schedule, including comparison of master schedules with look-ahead plans, to identify and address discrepancies. Escalates delays, sequencing conflicts, and critical path impacts to the Project Manager in a timely manner and communicates material impacts to cost, schedule, or scope within 24 hours.
- Responsible for quality control on the project: holds all works accountable for adherence to the project plans and specifications. Holds pre-installations meetings to review installation procedures for all major materials used and has a thorough understanding of the project specifications and industry standards for installation of all materials to be used. Pre-installation meetings include manufacturers representatives, required design team members, affected subcontractors, and if necessary the owners representative. Assures that the work adheres to the project plans, specifications, codes, and other governmental agencies requirements. Coordinates inspections and insures that testing is being performed per the contract documents.
- Coordinates and facilitates project closeout to ensure all remaining items are completed, required documentation is received, and the facility is turned over in accordance with project requirements and quality expectations. Works with Maintenance and internal teams to ensure proper system turnover and commissioning at project completion.
- Works with Maintenance team to support system turnover and commissioning at project completion.
- Maintains a good relationship with the project manager and internal teams and works as a team to complete the project.
- Provides positive and strong leadership, coaching, and mentoring for employees as well as monitor performance and results.
- Ensures that collective bargaining agreements are upheld by partnering with HR and Labor Relations to maintain positive union relationships.
- Provide work direction, counseling, and coaching to hourly union staff.
- Coaches and motivates hourly union staff to promote safe and efficient operations while also exceeding client expectations of communication, responsiveness, quality of service, and technical efficiency.
- Participation in reward and recognition, employee events, and TSAT action planning.
- Ensures that all safety procedures are understood and followed by providing up to date safety training to all employees and auditing procedures.
- Performs other duties as assigned.
This position is eligible for company sponsored benefits, including medical, dental and vision insurance, 401(k), paid leave, tuition reimbursement, and a variety of other discounts and perks. Salary range: $90,000 - $115,000 (Bonus Eligible)
Qualifications
- Bachelor’s degree from a four year college or university in Construction Management, Engineering or related field; or equivalent combination of education and experience required.
- 5-7 years of project management/maintenance planning experience with a general contractor or project management firm. Project Management certification preferred.
- 5-7 years of operations management/team leadership experience; or equivalent combination of education and experience.
- Proficient of local and regional codes and ordinances that inform a building design.
- Proficient at reading and interpreting construction documents and contracts.
- Proven experience managing multiple projects and contractors at once.
- Proven experience managing Tenant Improvement, Ground up and Technology projects in a fast paced environment.
- Proven experience in schedule management and consistent on time project delivery.
- Ability to make accurate quantity surveys and to estimate the cost of materials, labor, equipment, and subcontractor's work, ascertaining that all areas have been accounted for prior to submitting estimate for review.
- Previous experience with turnkey projects, specifically within the theme park/entertainment industry is preferred.
- Working knowledge of Facility Life/Safety Systems and equipment.
- Working knowledge of equipment, systems, quality control and troubleshooting within the area of responsibility (Electrical, HVAC, Water Treatment, Plumbing, Construction, Painting, Landscape, Construction, Maintenance).
- Experience in writing and issuance of Request for Proposal (RFP) documents and of Request for Information (RFI) documents.
- A strong passion for delivering the highest quality of guest service.
- Ability to get along with people and to communicate in a professional manner with Owners, Inspectors, Architects, and others having a direct interest in a project being constructed.
- Ability to demonstrate creative problem solving techniques to resolve project issues.
- Ability to develop positive relationships with client business units.
- Ability & willingness to work overtime, weekends and holidays with short notice.
- Experience working with CMMS systems preferred. (Maximo, etc.)
- Proficiency in Microsoft Word, Excel, Outlook, PowerPoint and Project.
- Proficiency in AutoCAD.
