Get to Know the Opportunity:
The successful candidate will support the risk management, performance monitoring, valuation, reporting, and data analytics functions for a $15B+ institutional commercial real estate debt portfolio across multiple property types, geographies, borrowers, and capital sources. This role will focus on portfolio surveillance, annual loan reviews, credit ratings, valuation analysis, stress testing, executive-level reporting, and the continued development of scalable risk analytics and automation tools supporting the Commercial Mortgage Loan (CML) platform.
This role is based near our Atlanta office, with expected onsite presence on average up to 3-5 days per week to support team and business priorities.
The Contributions You’ll Make:
- Manage and analyze credit risk, performance, and valuation trends across a $15B+ commercial real estate debt portfolio, including property-level cash flow, market conditions, sponsor strength, tenant exposure, maturity risk, borrower performance, and emerging macroeconomic or capital markets risks.
- Perform annual loan underwriting and credit reviews, evaluating property financial performance, valuation trends, refinancing risk, collateral quality, and key credit metrics to assess investment risk and portfolio performance.
- Assign, monitor, and support credit ratings, including rating migration analysis, watchlist identification, early-stage credit deterioration, and identification of portfolio trends and potential opportunities.
- Enhance processes for the early detection of potential problem loans through stress testing, scenario analysis, and portfolio surveillance activities.
- Develop, maintain, and improve portfolio dashboards, risk analytics tools, quarterly portfolio review materials, and executive-level reporting used by senior leadership.
- Analyze asset performance, credit trends, concentration risk, valuation changes, maturity profiles, and key risk indicators across the portfolio.
- Support ad hoc audit requests, portfolio analytics initiatives, and internal and external survey requests.
- Contribute to the ongoing enhancement of data analytics, reporting automation, and scalable portfolio management tools.
Minimum Knowledge & Experience:
- Bachelor's degree required.
- 3 to 6 years of experience in commercial real estate finance, accounting, credit risk, portfolio analytics, asset management, valuation, investment analysis, or a related field.
- Experience analyzing accounting reports and assessing financial, operational, or investment risk.
- Strong analytical, written, and interpersonal skills with the ability to synthesize complex information into clear, actionable insights for senior leadership, investment committees, and portfolio review discussions.
- Strong attention to detail with the ability to identify trends, anomalies, and potential risks through thorough review and analysis of financial, credit, valuation, and portfolio data.
- Demonstrated ability to manage multiple priorities and deliver high-quality analyses in a dynamic environment.
Preferred Knowledge & Experience:
- Degree in real estate, finance, accounting, economics, business, data analytics, or a related discipline.
- Commercial real estate experience.
- Understanding of commercial mortgage loans, real estate fundamentals, financial statements, valuation methodologies, and key credit metrics.
- Experience with data management, reporting automation, AI platforms, workflow improvement initiatives, or advanced analytics tools.
- Exposure to portfolio monitoring, credit ratings, loan surveillance, stress testing, or risk management frameworks.

Compensation Pay Disclosure:
Voya is committed to pay that’s fair and equitable, which means comparable pay for comparable roles and responsibilities.
The below annual base salary range reflects the expected hiring range(s) for this position in the location(s) listed. In addition to base salary, Voya offers incentive opportunities (i.e., annual cash incentives, sales incentives, and/or long-term incentives) based on the role to reward the achievement of annual performance objectives. Please note that this salary information is solely for candidates hired to perform work within one of these locations, and refers to the amount Voya Financial is willing to pay at the time of this posting.
Actual compensation offered may vary from the posted salary range based upon the candidate’s geographic location, work experience, education, licensure requirements and/or skill level and will be finalized at the time of offer. Salaries for part-time roles will be prorated based upon the agreed upon number of hours to be regularly worked.
