ROLE AND RESPONSIBILITIES

The superintendent plays a pivotal role in mentoring staff, managing risk, overseeing quality control, and contributing to the overall financial and operational success of the project. - Client & Stakeholder Management: Establish and maintain strong relationships with clients, building owners, and tenants, ensuring clear communication of project progress and potential changes.
- Pre-Construction Planning: Participate in pre-construction activities, including constructability reviews, scheduling, budgeting, and collaboration to establish project goals.
- Construction Management: Oversee all daily on-site construction activities, including scheduling, labor management, and coordination of subcontractors. Implement lean construction principles to optimize resource allocation and minimize waste.
- Safety Compliance: Lead site safety initiatives and ensure compliance with OSHA standards. Conduct regular safety inspections, enforce safety protocols, and promote worker well-being through Killian’s 'Stretch & Flex' program.
- Cost & Risk Management: Collaborate with Project Leadership to control project costs, implement cost-effective strategies, and make Value Engineering recommendations. Identify and mitigate on-site risks.
- Schedule Management: Ensure project schedules are adhered to, making necessary adjustments to meet deadlines. Administer and oversee the implementation of three-week look-ahead schedules.
- Subcontractor Coordination: Lead weekly subcontractor meetings, facilitating smooth collaboration and resolution of any site issues. Mediate between subcontractor foremen to achieve practical, workable solutions.
- Quality Control: Ensure all construction work complies with quality standards, actively contributing to the project’s QA/QC program. Document quality control processes using the project’s image database.
- Closeout and Commissioning: Oversee the punch list process, ensure completion of as-builts, warranties, and commissioning. Manage the final inspections and handover processes.
- Documentation & Reporting: Maintain accurate and timely documentation, including daily reports, safety reports, material logs, and inspection records. Track submittals, material expediting, and milestone completions.
- Compliance & Permits: Coordinate with Authorities Having Jurisdiction (AHJ) for permits, inspections, SWPPP documentation, Temporary Certificates of Occupancy, and Certificates of Occupancy.
- Asset Management: Manage the safe and efficient use of on-site equipment, vehicles, and materials. Perform hands-on tasks when required.
- Training & Development: Stay current with relevant training, including advanced scheduling, OSHA safety programs, and construction software such as Procore and Bluebeam. Mentor and develop Assistant Superintendents and Field Engineers.
BASIC QUALIFICATIONS
Minimum of 5+ years as a Superintendent in commercial construction, managing large-scale multi-million-dollar projects.
TECHNICAL SKILLS
Proficiency in construction management software (Procore, Bluebeam, Microsoft Project) and a strong understanding of construction scheduling and coordination. Familiarity with BIM and CAD is preferred.
CERTIFICATIONS
OSHA 10/30-hour certification Preferred; First Aid/CPR certification preferred. Knowledge of sustainable construction practices is a plus.
Education
Bachelor’s degree in Construction Management, Engineering, or a related field is preferred.
