JOB DESCRIPTION
The Real Estate Development Project Manager is responsible for managing the planning, entitlement, and execution of real estate development phases of real estate development projects that drive the organization’s strategic growth objectives. This role oversees initiatives such as new branch development, relocations, and the redevelopment of existing sites, ensuring each project is delivered on time, within budget, and aligned with organizational priorities.

HOW YOU'LL SPEND YOUR TIME
- You will evaluate potential branch sites by analyzing market data, demographics, zoning factors, and accessibility.
- You will partner with brokers, municipalities, and internal teams to identify and secure suitable locations.
- You will lead due diligence efforts, including zoning verification, environmental assessments, and geotechnical reviews to reduce acquisition risks.
- You will coordinate pre‑development meetings with municipalities to ensure regulatory alignment and document all compliance requirements.
- You will develop early project budgets and schedules based on site conditions, entitlement constraints, and prototype standards.
- You will share key site details, budget expectations, and planning needs with stakeholders to support a smooth transition into early design.
EDUCATION & EXPERIENCE REQUIREMENTS
This level of knowledge is normally acquired through completion of Bachelor’s degree in business, engineering, architecture, construction management, or related field. A minimum 5+ years of commercial real estate development or construction experience; or equivalent combination of education and experience – experience in financial services or retail development preferred.
- Strong knowledge of site selection methodologies, land use regulations, entitlement processes, and early-stage budgeting.
- Excellent communication, negotiation, and stakeholder management skills.
- Proficiency in GIS and project management tools.
- Advanced project planning/management skills with ability to coordinate many activities and multiple priorities.
- Excellent interpersonal skills including oral and written communication skills.
- The ability to effectively interface with all levels of management and staff across BOKF lines of business as well as with external contractors, consultants and vendors.
- In-depth understanding of financial industry requirements and standards.
- Familiarity with property management and occupancy planning.
- Excellent analytical skills and demonstrated success at establishing relationships and partnerships across organizational lines.
- Demonstrated flexibility and adaptability to changing project requirements and circumstances.
- Exceptional attention to detail and problem-solving skills.
- Proven ability to multitask and prioritize tasks effectively in a fast-paced environment.
