Under moderate supervision, operates and maintains campus wide building(s) with regards to appearance, comfort elements, equipment operation, lighting, life safety systems, building envelope issues (windows, doors, roofs) and maintain a preventive maintenance program for assigned buildings in order to provide a safe environment in all University facilities, including classrooms, student residences, dining facilities, laboratories, athletic facilities, and any other property or facility owned or operated by the University in accordance with applicable standards of the trades and regulatory agencies.

Duties and Responsibilities:
- Under moderate supervision operates, maintains, troubleshoots, and repairs, as required, all building systems, equipment, and fixtures consistent with manufacturer’s guidelines, design parameters, and accepted practices.
- Under moderate supervision inspects buildings and roofs.
- Under moderate supervision maintains, makes operational repairs and performs preventative maintenance tasks for residential and commercial-type building systems, materials, equipment and fixtures.
- Under moderate supervision operates and keeps in good working order a variety of equipment including hand and power tools, mobile electronic devices, measuring/diagnostic/testing meters, and instruments.
- Under moderate supervision reads and interprets basic blueprints, sketches, schematics, and wiring diagrams.
- Under moderate supervision performs brazing, silver and lead soldering, pipefitting, welding, and fabrication as required.
- Under moderate supervision performs various carpentry, masonry, painting, plumbing, electrical, heating and air conditioning work as required.
- Coordinates repairs with other trades, offices and departments affected by all operations.
- Assists in furniture and event set ups and break downs, decorations for special functions, meetings, etc.
- Performs other duties as assigned within the normal scope of the department’s responsibilities and the individual’s capabilities.
Minimum Qualifications:
- HS diploma or equivalent and documentation indicating current successful completion of formal training classes or programs and be able to exhibit acceptable life experiences in general maintenance work.
- Fully familiar with all building systems. Must be capable of learning to provide specifications, estimates and materials procurement for all equipment installation and repairs required.
- Is currently classified and working as General Maintenance Mechanic 3rd Class and meets and maintains all qualifications for General Maintenance Mechanic 3rd Class.
- A minimum of two years of service in the trade at Villanova University (upon the discretion of Facilities Management).
- Must have moderate experience in preventative maintenance procedures; in meter reading and motor testing; in the repair and shutoff of gas, water, electrical, life safety systems (i.e., fire alarm, sprinkler, etc.) and steam supplies.
- Must have moderate knowledge of building and utilities construction, materials, and inspection techniques, to include life safety systems (i.e., fire alarm, sprinkler, etc.) light and power, water systems and refrigeration, elevators, exhaust systems, and air handling units.
- Basic Microsoft Windows and Microsoft Outlook skills.
- Must possess and maintain personal hand tools required for the trade.
- Must have the ability to follow both verbal and written directions in English; the ability to interact with students, faculty, administration, and staff in a professional and positive manner, as well as the ability to read and understand NFPA and IBC codes and OSHA guidelines, such as Material Safety Data Sheets, equipment safety data plates, fuel/chemical flash points, etc.
- Must have the ability to read and interpret basic blueprints, drawings/sketches, schematics, and diagrams.
- Must have the physical ability to climb ladders, to bend, reach, crawl, and lift up to 60 lbs.; the ability to work in enclosed spaces.
- Must be proactive in keeping all mechanical/electrical spaces in assigned buildings clean and clear of all foreign combustible materials to comply with risk management inspection requirements.
- Must be proactive in remediating all visual and operational deficiencies in assigned buildings and keeping them to a minimum.
- Must have and maintain a valid driver’s license.
- Must not have any disciplinary actions on file within the previous twelve months of applying for this position.
- Must possess current ANSI/OSHA compliant training card to operate aerial lift, bucket truck, forklift, or all.
- Must have the ability to erect and work on scaffolding as per OSHA standards.
- Must have an excellent safety record.
Preferred Qualifications:
- Current OSHA 10 certification or higher and ability to operate aerial/scissor lift, bucket truck and fork lift.
Physical Requirements and/or Unusual Work Hours:
Must have the physical ability to climb ladders, to bend, reach, crawl, and lift up to 60 lbs.; the ability to work in enclosed spaces.
Core hours are M-F 7:30am until 4:00pm.
Starting earlier or staying later could be expected if emergency repairs are required.
Special Message to Applicants:
Applicants must take a timed (90min) 135 question pre-qualification exam. All needed formulas for the exam questions will be given with exam. Following the exam, a verbal panel style interview will be conducted lasting approximately 1 hour.
Must be able to meet and maintain VU driving privileges as outlined by Villanova’s Risk Management’s Motor Vehicle Record Policy for Driver’s of University Vehicles.
