Job Summary
As an Assistant Property Manager, you'll support the overall management and daily operations of the property. Key responsibilities include resident relations, leasing support, staff oversight, and marketing coordination. You'll assist with move-ins and move-outs, rent collection, and property inspections, while maintaining clear communication with residents and resolving issues promptly.
Duties
- Assist in the overall management and daily operations of the property.
- Maintain strong communication with residents while understanding and addressing their needs and expectations.
- Resolve and mediate resident complaints or conflicts in a timely and professional manner.
- Monitor rent collections and enforce delinquency policies.
- Assist with property inspections, move-ins, and move-outs.
- Prepare move-in packages, ensure units are ready for occupancy, conduct move-in inspections, and collect required deposits and fees.
- Support and execute unit turn events as directed by the Property Manager.
- Oversee and assist with hiring, training, and development of staff, including Concierge, Community Assistants, and Maintenance team members.
- Manage staff scheduling, activity monitoring, employee records, and payroll reporting.
- Coordinate and participate in residence life programming and community engagement initiatives.
- Oversee the leasing process from prospect inquiry through lease execution and renewal negotiations.
- Work with the leasing team to achieve weekly and monthly leasing and occupancy goals.
- Maintain knowledge of the local rental market and competitive properties.
- Assist in developing and implementing marketing plans to maximize property exposure.
- Coordinate on-site and off-site marketing initiatives, including partnerships with outside organizations and sponsorship opportunities.
- Oversee marketing materials, online advertising, and other media related to the property.
- Maintain systems for tracking and responding to service requests.
- Assist in establishing goals and objectives to enhance the resident community experience.
- Provide reports to management and ownership as requested.
Qualifications
- Bachelor’s degree in Business or a related field is preferred but not required.
- Prior experience in housing management is preferred.
- Proficiency in software applications such as Word processing, Excel, email, web browsing, and property management systems is desired.
- Strong arithmetic skills are necessary.
- Excellent communication, customer service, and organizational skills are essential.
