Job Summary

Seeking an experienced Project Manager/Director of Construction with a strong background in custom home construction. This is a major leadership role for an individual who brings both hands-on field knowledge and proven project management experience. This position will play a key role in overseeing quality, scheduling, communication, budgeting, and field execution. The ideal candidate will have relevant local experience, a deep understanding of residential construction practices, and the ability to lead projects from planning through completion with a high level of accountability and professionalism.

Core Responsibilities

• Manage all phases of building projects and construction activities from inception to completion: oversee permit submission, project scheduling, subcontractor performance, budgets, inter-company communications - meet all deadlines and maintain fiscal targets.
• Coordinate with, architects, engineers, contractors, inspectors, subcontractors, and regulatory authorities to ensure seamless design implementation and construction execution.
• Conduct regular site meetings, perform walkthrough inspections, and document punch lists for quality assurance.
• Maintain accurate project documentation, including as-built drawings, daily digital logs, schedules, cost tracking, and subcontractor records throughout the project lifecycle; ensure no unresolved items. All documents and emails must run through Google Workspace.
• Review, interpret, and distribute construction drawings, structural plans, specifications, shop drawings, and RFIs (Requests for Information) to the project team.
• Ensure full compliance with local, state, and federal building codes, OSHA safety regulations, environmental standards, and project-specific quality benchmarks.
• Maintain high standards of workmanship that adhere to original plans and specifications
• Identify, assess, and mitigate risks related to site conditions (e.g., soil stability, weather delays), material procurement, labor shortages, sequencing conflicts, and structural integrity.
• Procure materials, equipment, and subcontractors through competitive bidding, negotiation, and contract administration to optimize project costs and timelines.
• Allocate and mobilize resources for assigned projects as needed
• Manage change orders, value engineering proposals, and resolve field issues or disputes efficiently to minimize delays and cost overruns.
• Negotiate with contractors to receive reasonable and accurate order costs.
• Supervise onsite personnel and subcontractors. Be on-site before subcontractors; advance notice for any delays.
• Report directly to VP: Submit.
• Implement/enforce site safety, identify hazards, PPE requirements, toolbox talks, and incident reporting to achieve zero-loss safety performance.
• Safeguard sensitive project information: bids, contracts, financials - limit access to job-essential needs only. Uphold confidentiality and accurate representation in all dealings.
• Monitor and report on key performance indicators such as schedule variance, cost-to-complete forecasts, and productivity rates.
• Facilitate commissioning, closeout processes, and handover of the completed building, including warranties, O&M manuals, and final certifications.
• Stay updated on industry best practices, new construction technologies and sustainable construction methods to enhance project efficiency.
• Foster a collaborative team environment, mentor junior staff, and handle personnel issues to build a high-performing construction management team.

Pay: $125,000.00 - $150,000.00 per year
