Maintenance Technician — Clear Water Property
Louisville, KY
Are you the person your last property manager called first when something broke? Clear Water Property is looking for a skilled, reliable Maintenance Technician to keep an approximately 100-unit multifamily and commercial portfolio in Louisville, KY running smoothly. This role is built for someone who thrives on variety, solves problems independently, and takes real pride in the work — not just a jack-of-all-trades, but someone tenants and property managers trust.
Pay: $20–$24/hr + performance bonus (up to $3,900/year)
Schedule: Full-time · Shared on-call rotation
Location: Louisville, KY
What You'll Do
- Own daily work orders across HVAC, plumbing, electrical, appliance repair, drywall, and carpentry
- Turn vacant units around fast to keep them move-in ready
- Run preventive maintenance on HVAC systems, water heaters, and common-area equipment
- Take your turn in the on-call rotation for after-hours emergencies
- Keep grounds, curb appeal, and common areas looking their best
- Track parts and supply needs and flag them to the property manager before they become a problem
- Follow safety protocols and Fair Housing guidelines on every job, every time
Requirements
- 2+ years of maintenance experience in a multifamily and/or commercial property portfolio — not just single-family or general handyman work
- Working knowledge of HVAC, electrical, plumbing, and appliance repair
- Comfortable using a smartphone or tablet and property management software (we use AppFolio) to receive, update, and close out work orders
- Valid driver's license and reliable transportation
- Ability to lift 50+ lbs and work in varied indoor/outdoor conditions
- Willing to take a fair share of the on-call rotation for emergencies
- Passes a background check and drug screening
- Excellent communication and time-management skills
Preferred (Nice to Have)
- EPA Section 608 certification (required specifically for refrigerant/HVAC work)
- Bilingual — Spanish and English
- Owns basic hand tools
