Location: Dallas, TX (near NorthPark Center)
Type: Full-time
Compensation: $70,000 base salary + performance bonuses
About the Role
We're hiring a bilingual Property Manager to lead a 120-unit apartment community minutes from NorthPark Center. You'll run the property's operations, finances, residents and team. We want a hands-on leader who's comfortable working in both English and Spanish. You'll work from the on-site office, but you don't need to live on-site.
What You'll Do
Operations
- Run the community day to day so it stays safe, clean and well kept
- Walk the property and inspect units regularly to check curb appeal and condition
- Meet or beat occupancy, retention and revenue goals
Financials
- Prepare and manage the annual operating budget
- Oversee rent collection, delinquency follow-up and evictions in line with Texas law
- Review and approve invoices, and control expenses
- Send monthly reports and variance explanations to ownership
Leasing & Marketing
- Lead the leasing process from first inquiry through move-in
- Keep online listings current and run market surveys of nearby competitors
- Recommend pricing and run renewal programs to keep good residents
Resident Relations
- Be the main contact for resident concerns and escalations, in English and Spanish
- Enforce lease terms fairly and consistently
- Plan resident events and send regular community updates
Maintenance & Vendors
- Work with the maintenance team on work orders, preventive maintenance and make-readies
- Get bids from vendors and contractors, then schedule and oversee their work
- Manage capital projects and handle after-hours emergencies through an on-call rotation
What We're Looking For
Required
- 3+ years of property management experience (multifamily preferred)
- Fluent in English and Spanish, spoken and written
- Experience with budgets, financial reporting and rent collection
- Working knowledge of Fair Housing and Texas landlord-tenant law
- Experience with AppFolio for (1year+)
- Strong communication, organization and customer service skills
- Valid driver's license and reliable transportation
Preferred
- Experience in the Dallas–Fort Worth market
What We Offer
- $70,000 base salary
- Performance bonuses on top of base pay
