ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Responsible for identifying and searching for new land development opportunities for convenience store and car wash opportunites suitable for company’s needs.
- Responds to all leads in a timely manner on all potential opportunities.
- Assess comparable property values, market conditions through research, outreach, data, site visits, and review of current market trends.
- Assist in land development pro-forma evaluation on site development cost, construction cost, or other related project expenses. Works with analyst team to provide all required information for forecasting projections used in site selection process.
- Coordinates letter of intent preparation, contract review and negotiations with Sellers, along with follow up on key due diligence activities on active real estate purchase agreements to ensure timely adherence to terms.
- Maintain knowledge of current market activities to generate prospective opportunities through networking by establishing and fostering relationships with industry and local contacts, brokers, developers, land holders, and others to support growth plan initiatives.
- Assist in presentations before municipal decision- making bodies and other government entities.
- Assist in development related issues after property closings to ensure
- Fulfillment of obligations for development permitting and entitlement completion.

EDUCATION AND EXPERIENCE: The ideal candidate must possess a bachelors ‘degree. 3+ years experience in commercial real estate sales and or real estate development and understanding of real estate principlies preferred.

LANGUAGE SKILLS: Strong Oral and written communication skills. Ability to communicate effectively with a high degree of professionalism. Effectively present information to customers, associates and management. Ability to read, analyze and interpret financial reports and legal documents. Ability to respond to common inquiries or complaints from associates, customers, regulatory agencies or members of the business community. Must be able to speak, read and write in the English language.Proficient with Microsoft Windows Office, Excel, PowerPoint, Outlook, Word, & Google Applications.
MATHEMATICAL SKILLS: Ability to work with and apply mathematical concepts such as fractions, percentages, ratios, and proportions to practical situations. Ability to translate market data into effective presentations.
CERTIFICATES, LICENSES, REGISTRATIONS: Valid in-state Driver’s License with required auto insurance and acceptable MVR (motor vehicle report).
