Department Overview
Our Servicing experts service all Fannie Mae, Freddie Mac, and FHA Finance loans originated by Walker & Dunlop as well as certain life insurance company, bank, and CMBS loans. Our Servicing experts are the borrower’s primary point of contact and ensure that the requirements of the investors are met from loan closing through payoff. The Department consists of six main functional areas: Loan Administration, Asset Management, Insurance Compliance, Investor Reporting, Treasury, and Compliance. W&D’s Servicing portfolio is the 8th largest in the U.S., and W&D is one of Fitch’s highest-rated Servicers, with a rating of CPS1-.
The Impact You Will Have
As an Asset Manager on the Surveillance Team, you will play a critical role in safeguarding the credit quality of the GSE multifamily portfolio. You will evaluate property performance, lead proactive risk surveillance, and provide informed recommendations on borrower engagement and asset strategy. You will collaborate closely with teammates across Asset Management, internal stakeholders, vendors, and borrowers to ensure strong oversight of the portfolio and timely, strategic decision-making.
Primary Responsibilities
Surveillance Responsibilities
- Perform surveillance, risk assessment, and ongoing risk management for assigned loans, including reporting results to loan investors
- Conduct quarterly and annual financial analysis (collect financials, review statements, summarize findings, propose solutions)
- Manage loans on the internal watch list, including developing quarterly action plans, creating and maintaining monthly watch list comments, and presenting recommendations to senior management
- Perform property inspections for multifamily assets in various locations
- Manage and review third-party inspection reports and make recommendations based on results
- Coordinate annual property inspections with third-party vendors and follow up with borrowers to develop a course of action
- Monitor repair, completion, and other special escrows and prepare recommendations for disbursements
- Draft and distribute Reservation of Rights letters and implement default remedies as required
- Review and revise compliance of Letters of Credit as necessary
- Assist with market research and portfolio-level monitoring initiatives
Shared Asset Management Responsibilities
- Communicate with clients to determine appropriate loan arrangements and provide responsive customer support
- Monitor borrower compliance with loan documents and inform management of risks or emerging issues
- Collaborate and problem-solve daily with teammates, clients, vendors, and other stakeholders
- Assist with data automation and process improvement initiatives within the Asset Management department
- May manage Credit Facility loans for compliance and process related transactions including collateral changes
- May prepare and finalize narratives for partnership interest transfers and post-closing items such as easements, partial releases, condemnations, or management changes
- Travel as needed for inspections, meetings, or portfolio responsibilities
- Perform other duties as assigned
- Attendance is generally required from 8:30 am – 5:30 pm local time, Tuesday through Thursday, with the option to work remotely on Mondays and Fridays
Education and Experience
- Bachelor's degree in economics, business, finance, or a related field
- 3+ years of experience in Asset Management required
- Demonstrated knowledge of Fannie Mae and Freddie Mac servicing guide requirements

This position has an estimated base salary of $80,000 - $90,000 plus discretionary bonus. An employment offer is based on the applicant’s relevant work experience, applicable knowledge, skills, abilities, internal equity, and alignment with market data.
