ABOUT THE ROLE
Turner & Townsend is seeking an experienced Millwork Management Consultant to join our owner’s advisory team for a major casino and resort development. The ideal candidate will have deep expertise in architectural millwork for luxury hospitality or gaming environments and will provide strategic advice on cost, constructability, and quality throughout design and delivery. This individual will serve as a trusted advisor to the owner, reviewing subcontractor pricing, shop drawings, and market conditions, while driving value engineering and risk mitigation strategies.
Responsibilities:
- Pricing & Commercial Advisory
- Review and validate subcontractor bids; perform bid leveling and benchmark pricing against market norms.
- Provide input on cost estimates, escalation assumptions, and procurement strategies.

Assess and negotiate change orders for cost and schedule impact.

Technical & Shop Drawing Review
- Review shop drawings and submittals for compliance with design intent, specifications, and codes.
- Identify coordination issues with other trades (MEP, stone, metal, glass, AV).

Oversee mockup and sample approval processes, ensuring quality standards are met.

Value Engineering & Alternatives
- Recommend material substitutions, fabrication methods, and finish systems to optimize cost without compromising design intent.

Identify opportunities for standardization and modularization.

Market Intelligence & Procurement
- Provide insights on millwork supply chain, lead times, and labor availability.

Advise on packaging strategies and early-release items to mitigate schedule risk.

Schedule & Logistics
- Validate fabrication and installation durations; identify critical path risks.

Advise on site logistics, storage, and acclimatization requirements.

Quality & Compliance
- Ensure adherence to project specifications, fire ratings, ADA, and sustainability standards (e.g., FSC).
- Establish QA/QC protocols and acceptance criteria for millwork installations.

SOX control responsibilities may be part of this role, which are to be adhered to where applicable.

Stakeholder Management
- Present recommendations clearly to the owner, design team, and contractors.
- Maintain risk registers, VE logs, and reporting dashboards for millwork packages.
BASIC QUALIFICATIONS
- 10+ years of experience in architectural millwork for luxury hospitality, gaming, or high-end commercial projects.
- Proven track record advising owners or working in a consultancy capacity on large-scale developments.
- Strong technical knowledge of millwork fabrication, finishes, substrates, and installation methods.
- Expertise in shop drawing review, bid analysis, and change order evaluation.
- Familiarity with codes, fire ratings, ADA, and sustainability requirements.
- Proficiency in design review tools (Bluebeam, AutoCAD, Revit) and project controls software.
- Excellent communication and stakeholder management skills.
PREFERRED QUALIFICATIONS
- Experience on casino or resort projects with complex millwork packages.
- Knowledge of integrated finishes (stone, metal, glass) and coordination with specialty trades.
ADDITIONAL INFORMATION
The salary range for this full-time role is $130K-$150K per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package. Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate’s experience and qualifications.
