Job Overview
Responsible for managing the back-end portion of projects — beginning with re-mobilization after structural foundations scope and continuing through slabs-on-grade, elevated decks (if applicable), and site concrete. Ensures quality, schedule, and cost are maintained while coordinating with subcontracted flatwork crews and in-house crews.
Responsibilities
- Preconstruction: Attend new project estimating to PM/Ops hand off meeting.
- Preconstruction: Solicit and review bids for flatwork, vetting scope details, and leveling pricing based on the company’s schedule of values. Final purchasing decisions for flatwork subcontractors will be authorized by DPM.
- Preconstruction: Set up subcontractors on STACK for project documents and updates.
- Preconstruction: Develop and manage the overall flatwork schedule for multiple projects and review with selected subcontractor.
- Preconstruction: Coordinate flatwork / site concrete submittals.
- Preconstruction: Review plans and details and submit any RFIs related to flatwork and site scope.
- Preconstruction: Coordinate and attend pre-slab meetings.
- During Construction: Oversee schedule and coordination of interior flatwork (SOG, SOD) and sitework-related concrete scopes (curb, sidewalk, exterior slabs, aprons, pads, retaining walls, column wraps etc.).
- During Construction: Coordinate flatwork and site concrete schedules with GC, site contractor, and other trades. Update master schedule as necessary.
- During Construction: Monitor subcontractor productivity, manpower, and safety compliance.
- During Construction: Manage change orders, revisions, and as-builts for site and flatwork scopes.
- During Construction: Coordinate with front-end PM on AIA billings and change orders.
- During Construction: Attend weekly in-house PM coordination meeting.
- During Construction: Visit sites as needed to assess readiness of our scope of work.
- During Construction: Conduct regular site visits to monitor work progress, coordinate on-site tasks, and resolve issues as they arise.
- During Construction: Coordinate material deliveries and hoisting (rebar, mesh, chairs, poly, insulation, etc) related to flatwork and site scopes.
- Monitor subcontractor performance, ensuring adherence to quality, scope and safety expectations.
- During Construction: Maintain positive client relationships during the final stages of project delivery.
- During Construction: Assist with closeout documentation and punch list resolution.
PREFERRED QUALIFICATIONS / SKILLSETS
- Proven experience in project management, operations, and cost management within commercial concrete, with a focus on flatwork.
- Strong ability to read and interpret plans, blueprints, and scope details.
- Familiarity with bid solicitation, scope leveling, and managing pricing within structured schedules of values.
- Excellent communication and liaison skills, with the ability to coordinate and manage stakeholders effectively.
- Highly organized, with a detail-oriented approach and strong problem-solving skills.
